About this project

Malibu Villas, one of the first addresses to be occupied in Mina Al Arab

Malibu Villas was completed in August 2011, well before the towers on Hayat Island and Raha Island that now dominate Mina Al Arab headlines. The site plan from the original brochure numbers 213 plots, split between upper-tier villas, standard villas and townhouses. RAK Properties built three and four-bedroom homes here, sold on a freehold basis. The name points to the California coast, and the developer leans into that reference in its marketing. For a buyer today, the real interest lies elsewhere: this is a built, lived-in product with more than a decade of track record, one that can be inspected and judged on the ground rather than on a rendering.

213 plots, three house categories

The plot map lists three distinct labels: "Malibu luxury villa," "Malibu standard villa" and "Malibu townhouse." Plots run in rows along internal roads, with several clusters grouped near the tip of the peninsula. Villas come with a paved driveway and a private covered garage, while the townhouses share side walls with their neighbors. This mix lets buyers enter the neighborhood at different budget levels without changing address. Before buying on the resale market, it's worth checking the exact plot category, since the gap in size and aspect between an upper-tier villa and a townhouse remains substantial.

The Malibu district, one of six neighborhoods

The Mina Al Arab master plan splits the peninsula into six districts, each built around a theme: The Beachfront, The Lagoon, The Harbour, and residential clusters named Granada, Malibu, Bermuda and Marbella. Malibu sits on a residential strip facing the water, set apart from the hotel zone. The brochure cites 310 hectares of open space, ecological reserves and landscaping across the whole development, including protected coastal wetlands and dunes. The Harbour district, designed as a pedestrian hub with a souk and apartments above, is meant to be reached by road or by abra, the traditional water taxi. Dubai sits roughly an hour away by car depending on traffic, which puts Malibu Villas somewhere between a second home and a primary residence.

Beach access reserved for villa residents

The RAK Properties documentation draws a clear line between two types of shoreline use. The public white-sand beaches serve the hotels, while private beaches are reserved for villa and townhouse owners. The spec sheet also promises a water view from every home, a claim worth checking plot by plot on site. The other major amenity is Oasis Walk, a landscaped pedestrian and cycling corridor that links the islands together and buffers the residential area from the hotel sector. On the services side, the list includes a gym, tennis courts, a spa, a shared pool, a mosque, a playground and CCTV security.

Covered garage, solid-core door, aluminum frames

The brochure sets out a modest spec sheet that reflects late-2000s standards. Every home gets a solid-core front door, fitted wardrobes with shelving, and aluminum-framed windows. Covered garages were pre-wired for a remote-controlled motor. Units were handed over ready for cable TV, telephone and broadband internet. The whole community is fenced, with controlled entry and 24-hour security and maintenance. Fifteen years after handover, these features deserve a close look before any resale, particularly the condition of the woodwork and frames exposed to salt air.

Fifteen years of hindsight on a seaside neighborhood

RAK Properties, the emirate's leading developer, claimed AED 2 billion in assets under management at the time Mina Al Arab launched. Since then, the company has followed up on the peninsula with Granada, Marbella Villas and, more recently, towers on Hayat Island. Malibu Villas therefore serves as a concrete benchmark for anyone weighing a new off-plan apartment against an already-built house with a garden. The original brochure also mentioned theme parks, eco-hotels and resorts in Arabian, Polynesian, Moorish and Venetian styles, not all of which materialized in that form. The buyer profile that fits best remains the expat family or the owner looking for a move-in-ready weekend home by the sea.
