Mirasol 2

On the edge of Mina's marina, RAK Properties moves on to the second phase of Mirasol

Ten residential floors for the first tower, fifteen for the second. Mirasol 2, which RAK Properties is building at North Harbour on Mina Al Arab, sticks to a moderate height, a far cry from the towers of Dubai Marina. The plot sits right on the marina and the yacht club, with the North Harbour promenade running along the base of the buildings. The developer positions the scheme as a follow-up to the first Mirasol, carrying over its coastal orientation and resort-style amenities. Units range from studios to three-bedroom penthouses, with handover scheduled for August 31, 2028. Ownership is freehold, as it is across this entire masterplan.

Two stepped towers, 10 and 15 storeys

Each tower sits on a ground floor and mezzanine, with a landscaped roof at the top. The first has ten occupied levels, the second fifteen. The facades step back floor by floor, with terraces rising in tiers to open up sea views and cut down on direct sun exposure. The brochure makes a point of the shading and airflow design, a practical consideration in a climate where air conditioning makes up a large share of running costs. Inside, the developer describes light tones, wood finishes and touches of marble. No architecture firm is named in the documents reviewed.

From 36 sqm studios to 348 sqm penthouses

The size range is wide. Studios run from roughly 36 to 49 sqm, one-bedroom suites from 52 to 71 sqm. A rarer layout, the "One-Bedroom Premium", offers a double-height living room facing the sea across 73 to 99 sqm. Two-bedroom units span 101 to 129 sqm. Near the top of the towers, three-bedroom duplexes reach 267 to 311 sqm, and penthouses go up to nearly 348 sqm. This spread targets two distinct buyer profiles: small units that rent easily on one side, and a handful of large layouts for primary residents or families on the other.

Vicente Torres puts his name on the residence's restaurant

The most unusual item on the amenities list is the restaurant. RAK Properties describes a venue developed with Michelin-starred chef Vicente Torres, set within the residence and facing the water. The landscaped pool includes sunken loungers and shaded cabanas. The project also includes a covered yoga studio, a gym, a CrossFit area, a sauna and a hammam. An open-air cinema and a water play area for children round out the offering, along with access to a private beach.

Four Seasons, Anantara and Nikki Beach as neighbours

Mina Al Arab already brings together several international hotel brands, and the brochure names four of them. The Anantara has 174 rooms, including overwater villas facing the mangrove. The InterContinental, the Four Seasons (with its own private marina) and the Nikki Beach Resort and Beach Club are all within short reach. For a landlord, this concentration of hotels says something about the tourist demand the area already attracts. Day to day, Mina Boulevard and Downtown Mina supply cafes and shops. Ras Al Khaimah International Airport is 15 minutes away, and Dubai is roughly an hour's drive.

Flamingos and turtles in the protected waters

The natural setting remains a genuine selling point on this peninsula. Mina's protected waters draw migratory flamingos and nesting sea turtles, both visible from the coastal trails. Mangroves line the shore, with the Hajar Mountains in the background. RAK Properties, active since 2005, is the long-standing developer behind this masterplan, where it is also building Solera, Nura and the Armani villas. The brochure also notes that a purchase may qualify buyers for the Golden Visa, depending on the amount invested.
