About this project
Two heights, five outlooks: Nura stakes its claim on Mina Al Arab's central boulevard
Nineteen residential floors on one side, six on the other. Nura, the new scheme by RAK Properties in Mina Al Arab, is built around two buildings of deliberately different scale, sitting on a shared ground floor and two podium levels. The developer bills it as the first residential address on the Downtown Mina boulevard, the urban centre the island is building for itself after fifteen years of development focused mainly on beachfront resorts. The unit mix runs from studios to four-bedroom penthouses, all freehold. Handover is set for 23 January 2029, leaving a construction window of just over three years from the commercial launch.
Six floors on one side, nineteen on the other
The first building has nine storeys in total, the second twenty two. The gap between them is not incidental. The lower block keeps part of the horizon clear for the tower behind it, while the tower's upper floors get an unobstructed view over the sea and the port. The two podium levels host part of the amenities, and the ground floor opens straight onto the retail boulevard. The marketing material talks up curved massing and large glazed façades but names no architect, which limits any real reading of the design intent to what's stated in the brochure.
Park, sea, port, boulevard and skyline
RAK Properties splits its inventory across five different outlooks: the park, the sea horizon, Mina Harbour, the boulevard and the skyline of the future downtown buildings. For a buyer, orientation will matter more than usual when picking a unit, since a boulevard-facing studio and a sea-facing three-bedroom are not aimed at the same tenant or the same resale buyer. Studios and one-bedrooms are clearly geared toward the rental market: young professionals working in Ras Al Khaimah or staff from the island's fast-growing hospitality sector. Two and three-bedroom units target families. The four-bedroom penthouses, at the top of the tower, come with open terraces facing several directions.
A water garden between the two buildings
The space freed up between the two blocks becomes the Radiance Flow Garden, a continuous landscape combining pools, a waterfall, shaded cabanas and coworking pods. It includes a lazy pool, a splash pool for children, a jacuzzi and a pool deck. The infinity pool, meanwhile, sits on a rooftop overlooking the boulevard. A clubhouse called The Nook brings together a meeting room, workspace and lounge area, a direct answer to demand from residents who work remotely. In the evening, an outdoor cinema and a barbecue pavilion fitted with tables and hammocks round out the social offering.
Padel, skate park and climbing wall on the list
The sports facilities go beyond what most developments of comparable size offer. Alongside the gym and yoga studio, Nura includes a padel court, a skate park, a climbing wall, a trampoline park, mini-golf, table tennis and even a pétanque court. An outdoor gym and a jogging track complete the lineup. Pet owners get a dedicated garden worked into the masterplan. The scheme also includes EV charging points and smart home systems in the units.
Four resorts within easy reach
Mina Al Arab drew hotel brands before it drew permanent residents. Four Seasons, Anantara (174 rooms, including overwater villas facing the mangroves), InterContinental and Nikki Beach are already there or have been announced. Ras Al Khaimah International Airport is about 15 minutes away, Al Marjan Island also 15 minutes, and Dubai International 45 minutes. Abu Dhabi stays firmly out of reach, with more than two hours to Zayed International Airport. Around the island, the Hajar Mountains close off the landscape and the mangroves shelter flamingo colonies.
RAK Properties keeps adding addresses in Downtown Mina
Founded in 2005, RAK Properties is Mina Al Arab's original developer and controls most of the island's land. Nura joins other launches from the same developer in the new downtown, such as Solera, which means supply is bunching up around a handover window of just a few years. For investors, that's both a vote of confidence in the district and a risk of rental competition once the keys start changing hands. The brochure highlights Golden Visa eligibility depending on investment amount, an argument that's become standard across the emirate. The real test will be whether the boulevard, its retail and the marina are actually up and running before 2029.
