German tuning house Brabus, famous for transforming Mercedes and Porsche models into 800-horsepower machines, enters the real estate market with its first residential project. Four towers of 13 floors each will rise at Al Raha Beach by March 2029. Reportage Properties partnered with Cosmo Developments to translate Brabus's bespoke automotive philosophy into a living concept. The 352 units break down into 256 two-bedroom apartments, 80 three-bedroom units, and 16 four-bedroom configurations. Three color schemes called Black and Bold, White Bliss, and Gray Haven allow buyers to customize interiors the way they would spec out a grand tourer. This modular approach to residential design remains uncommon in the Abu Dhabi off-plan market.
Al Seef District sits between the airport and Yas Island
The project occupies Al Seef District, a waterfront stretch of Al Raha Beach on the eastern coast of the Arabian Gulf. Abu Dhabi International Airport is a ten-minute drive, making frequent travel to Asia or Europe practical. Yas Island, home to Ferrari World and Etihad Arena, requires 18 minutes by car. Saadiyat Island and the Louvre Abu Dhabi sit 25 minutes away. Masdar City, the capital's technology and university hub, is also ten minutes out. This in-between location appeals to buyers who want to avoid downtown congestion while keeping major infrastructure within reach. The five-minute proximity to Al Raha Beach's existing retail and dining strip adds daily convenience.
Three interior palettes from the Bottrop playbook
Brabus headquarters in Bottrop, Germany, served as the design reference for all three colorways. Black and Bold emphasizes dark tones and sharp contrasts, echoing the carbon fiber finishes found on Brabus vehicles. White Bliss opts for brighter surfaces and clean lines. Gray Haven lands in the middle, using metallic gray gradients. Buyers can mix palettes across rooms, a level of customization rarely offered in regional off-plan sales. Kitchens ship with countertops and cabinetry, bedrooms include built-in wardrobes, and bathrooms feature full shower enclosures with vanity units. Double-glazed windows and central air conditioning come standard across all unit types.
Private marina and direct beach access
Amenities at Brabus Island separate the project from typical Al Raha towers. A private marina will accommodate boat owners, removing reliance on crowded public facilities. The private beach runs along the complex with resident-only access. Two pools serve different demographics: one for adults, another sized for children, paired with dedicated play areas. Fitness centers are described as fully equipped, typically meaning cardio machines, weight stations, and stretching zones. Ground-floor restaurants and cafés reduce the need for off-site dining, while retail outlets handle everyday errands. Concierge services and 24-hour security with CCTV coverage round out the offering.
Reportage Properties bets on brand recognition
Abu Dhabi-based Reportage Properties has delivered multiple projects across the capital, including towers on Al Reem Island and villa communities in Khalifa City. The developer usually targets the upper-middle segment with staged payment plans running through handover. With Brabus Island, the partnership with Brabus GmbH and Cosmo Developments aims higher. The bet hinges on Brabus's brand equity among affluent buyers from the Gulf, Russia, and Eastern Europe who already know the tuning house from its vehicle builds. Construction is set to begin in summer 2025, with completion scheduled for Q1 2029. The 96 villas mentioned in the masterplan will complement the apartment offering for buyers preferring standalone homes.
Buyer profile: brand loyalists and secondary-home seekers
Entry pricing starts around AED 3.6 million for a two-bedroom unit and exceeds AED 23 million for the largest configurations. This price range targets two buyer segments. First, automotive collectors and enthusiasts who view the project as an extension of their brand universe. Second, investors seeking a secondary residence in Abu Dhabi with beach and marina access. The freehold structure allows non-UAE residents to purchase full ownership without nationality restrictions. Four-bedroom apartments occupy the upper floors of each tower, offering broader views across Al Raha Creek and the Arabian Gulf. The combination of branded interiors, waterfront location, and freehold tenure creates a distinct positioning in Abu Dhabi's crowded off-plan market.
