About this project

No studios, no one-bedrooms: Marlin 2 targets settled households

Of the 164 apartments at Marlin 2, none comes in under two bedrooms. Reportage Properties made this choice on Al Reem Island, where a good chunk of recent supply has leaned on small, easy-to-rent units. The building has a ground floor, three podium levels and 16 residential floors, reaching a total height of 78.40 metres. It sits on a 4,067 sqm plot. Handover is set for 17 December 2028, on a freehold basis, which remains the standard tenure for foreign buyers on the island.

84 two-bedrooms, 61 three-bedrooms, 19 four-bedrooms

The unit mix in the brochure is clear cut. Two-bedrooms make up just over half the scheme (51%), three-bedrooms 37% and four-bedrooms 12%. This profile almost automatically rules out buyers hunting for a low entry price and quick tenant turnover. It speaks more to expat families already settled in Abu Dhabi, particularly those working on Al Maryah Island, the neighbouring financial district. On the finishes side, the brochure lists en-suite bathrooms depending on the layout, built-in wardrobes, central air conditioning, double glazing and fibre-optic connectivity. Balconies and terraces vary by floor and orientation, a point worth checking unit by unit before booking.

78.40 metres and a facade designed like a wave

The developer picked "Designed by the Ocean" as its tagline, and the facade follows through with wavy lines meant to evoke the movement of water. Beyond the marketing pitch, the concrete detail lies in the floor-to-ceiling windows, meant to maximise light and views over the canals and the gulf. No architecture firm is named in the documents provided, which limits comparison with other signature towers on the island. At 20 storeys, Marlin 2 stays a mid-sized tower by Reem standards, where several neighbours run past 30 floors. That footprint translates into moderate density: roughly 8 to 9 units per residential floor.

276 spaces for 164 homes

The most telling figure in the spec sheet concerns parking. The 276 private covered spaces work out to nearly 1.7 spaces per apartment on average, a ratio that fits three- and four-bedroom households that often run two cars. Vertical circulation relies on four main lifts plus one service lift, a comfortable setup for 164 units. The shared amenities stay conventional: an adults' pool billed as an infinity pool, a children's pool, a gym, play areas, shaded seating zones and jogging tracks. Nothing spectacular, but enough of a base for a family building, backed by security and CCTV.

Ten minutes from Reem Mall, fifteen from Downtown

Al Reem Island sits roughly 600 metres off the northeastern coast of Abu Dhabi, linked to the mainland by three bridges. The brochure lays out drive times: 7 minutes to Shams Boutik, 10 minutes to Reem Mall, 12 to Abu Dhabi Mall and 13 to Al Maryah's The Galleria. Cleveland Clinic Abu Dhabi is 13 minutes away, a real selling point for families. Al Reem Central Park is a 15 minute walk. The Louvre Abu Dhabi and Saadiyat Island are around 20 minutes by car.

Reportage keeps stacking up addresses on Reem Island

Founded in 2014, Reportage Group claims a presence in the UAE, Egypt, Turkey, Saudi Arabia, Morocco and several other markets. On Reem Island, the developer already runs heavier schemes such as The District, with its 874 units. Marlin 2 plays a different hand, with a compact tower and a limited unit count. The "2" in the name hints at continuity with an earlier phase, though the brochure gives no detail on this. With handover set for late 2028, buyers should plan for roughly three years of construction and track progress on site against the payment milestones.
