About this project

Four units out of five have a single bedroom: Vista 3 leans into the compact format

Out of the 622 units at Vista 3, 509 are one-bedroom apartments. That's nearly 82% of the whole development. Reportage Properties is building this 135.5 metre tower on Al Reem Island, Abu Dhabi, on a plot of just 4,771 square metres, with handover scheduled for December 2027. The remainder of the mix is split between 28 two-bedroom penthouses, 56 three-bedroom apartments, 28 four-bedroom units and a single five-bedroom unit. This heavily skewed split says a lot about the target buyer: the working professional renting near Al Maryah or downtown, rather than a family looking to move up.

509 one-bedrooms, and not a single standard two-bedroom

The most striking detail in the unit mix is what's missing from it. Vista 3 offers no standard two-bedroom apartment, even though this is usually the most sought-after layout among expat couples in Abu Dhabi. The only two-bedroom units are the 28 penthouses, which sit in a category of their own. Buyers jump straight from the one-bedroom to the three-bedroom, skipping the compact-to-family transition entirely. For an investor, that concentrates the tower's rental supply on a single segment, with 509 comparable units competing against each other both on resale and on rent.

Bedroom measuring 3.20m by 3.60m, living room at 25 sqm

The brochure lays out two one-bedroom floor plans, available from the 7th to the 32nd floor. Type A runs between 43.2 and 48.2 sqm internally, plus a balcony of 5.9 to 6.8 sqm, for a total of 49.1 to 54.7 sqm. The bedroom measures 3.20m by 3.60m, the bathroom 1.90m by 2.30m, and the living and dining area 6.20m by 4.10m. Type C is worth a closer look. Its internal area stays in a similar range (43.5 to 48.6 sqm), but the outdoor space varies from 4.4 sqm to as much as 29.3 sqm depending on the floor and orientation, which can turn a basic balcony into a genuine terrace. The developer notes that floor areas shift slightly from one level to the next due to mechanical shafts.

Six parking levels under 27 residential floors

The building section is typical for a high-rise in the Emirates: a basement, a ground floor, six podium levels given over to covered parking, then 27 residential floors. Units start from the 7th floor, meaning even the lowest ones sit above the nearby low-rise buildings. Relative to the plot size, the project is dense: 622 units on less than half a hectare. On finishes, the spec sheet lists double glazing, central air conditioning, fibre-optic connectivity with shared satellite dish, and fully tiled bathrooms. Nothing unusual there, but it covers the baseline expected in this market.

Three bridges, and Al Reem Mall three minutes away

Al Reem Island sits roughly 300 metres off Abu Dhabi's northeastern coastline, linked to the mainland by three bridges. From Vista 3, the brochure states a three minute drive to both Al Reem Mall and Abu Dhabi Mall. The Galleria on Al Maryah Island and the Sorbonne campus are about nine minutes away. Figure ten minutes to the central bus station, eleven to Abu Dhabi's beach, and thirteen to the Louvre Abu Dhabi on Saadiyat. Proximity to Cleveland Clinic Abu Dhabi, on the neighbouring island, also matters for the expat crowd. The island falls within a zone open to full foreign freehold ownership, which explains its high share of non-Emirati investors.

Two pools and a sports court on the podium

The shared amenities match the standard seen across Reem towers, with a few extras. The podium holds an adult pool and a separate kids' pool, which remains useful even in a tower dominated by small units. A sports court, a barbecue area and shaded seating round out the gym offering. The brochure also highlights a large lobby and high capacity elevators, a detail that matters in a 622 unit tower. Security and CCTV run 24 hours a day.

Reportage sticks with affordable housing

Reportage Properties describes itself as one of the largest private developers in the UAE, with projects across the Emirates, Egypt, Turkey and Morocco. Its pitch centres on modern housing at a controlled price point, and Vista 3 follows that same line. In Abu Dhabi, the group already has a presence in Masdar City, Khalifa City, Yas Island and Al Maryah. As the name suggests, Vista 3 is part of a series, and buyers would do well to check the progress of earlier phases before committing to a late 2027 handover.
