About this project
A seven-storey building backed by Zaya and FIVE Holdings
Bay at Lunaya Terraces belongs to the Lunaya Terraces community developed by Zaya, in partnership with FIVE Holdings, in Saih Shuaib 1 (Jebel Ali area, off Sheikh Zayed Road). The building keeps a deliberately low profile: a ground floor, seven residential levels and a fitted-out rooftop. Units range from 1 to 3 bedrooms, each with wide balconies and outdoor living terraces. The design leans on minimalist lines, natural tones and floor-to-ceiling windows facing the surrounding green spaces. Handover is set for December 2029, on a freehold basis. One thing worth noting: the property is being sold as a single block, a structure aimed squarely at funds and institutional investors rather than individual buyers.
Five minutes from The Outlet Village
Access runs directly off Sheikh Zayed Road, which makes getting around the rest of the emirate straightforward. The Outlet Village and Dubai Parks & Resorts are a 5 minute drive away. Dubai South and the Expo City area are 12 minutes off, a spot worth watching as it keeps drawing offices, logistics and housing. Palm Jebel Ali and Jebel Ali Beach sit 14 minutes away, and The Winchester School in Jebel Ali is 15 minutes out. Dubai Marina remains reachable in 22 minutes. The positioning bets on the south side of Dubai, less crowded than the Downtown corridor but growing fast.
Porcelain travertine and whitewashed oak flooring
The brochure lays out finishes that stay consistent from room to room. Living areas, kitchens and bathrooms get 60 x 120 cm porcelain tiles in a travertine look. Bedrooms and the walk-in closet switch to whitewashed oak-textured flooring, a choice that warms up the otherwise neutral palette. Walls are done in quality matte white paint, ceilings in painted plasterboard. The balcony gets slip-resistant beige porcelain flooring and an aluminum ceiling with an oak finish, a detail that avoids the raw look terraces often end up with.
Siemens kitchen appliances and quartz countertops
The kitchen gets the most attention here. Cabinetry pairs an oak-textured finish with painted beige tones, topped with white quartz countertops and a marble-look quartz backsplash. Appliances come from Siemens (or equivalent), a specification level that's uncommon for a product sold in bulk. Bathrooms run on quartz countertops, whitewashed oak cabinetry and Fima fittings. Basins and wall-hung toilets come from the IWW range. Selected layouts also include a dedicated laundry room, a walk-in closet and, in some plans, a maid's room.
Rooftop: pool, gardens and an open-air gym
The roof carries most of the shared amenities. It features a rooftop pool, a pool lounge, roof gardens and an outdoor gym. At ground level, the plan includes an indoor gym, a kids' play area, multi-sport courts, leisure zones and walking paths running through landscaped grounds. The ground floor also holds retail and dining spaces (cafes and restaurants), cutting down on trips for everyday needs. For a seven-storey building, the amenity count runs high, a point that matters for a project built with rental income in mind.
A bulk sale aimed at investors
The most distinctive feature of Bay at Lunaya Terraces is how it's being sold. The building is being offered in full, as a bulk deal, with an expression of interest set at 5%. This format suits buyers equipped to manage a whole asset and its leasing, not someone shopping for a single apartment. The official launch date and full details will follow later. In the meantime, Zaya and FIVE Holdings continue work across the wider Lunaya Terraces community, of which Bay is one of the buildings.
