About this project

A beach-themed pool, a mini bowling alley and separate saunas: Acube bets on family living in JVC

Acube Development has unveiled more than 50 shared amenities for Electra, its residential tower in Jumeirah Village Circle. That number is high for a building of this size. It comes down to a four-level podium devoted almost entirely to leisure, with everything from mini water park slides to a miniature bowling lane. Above it, 34 floors hold studios and one to three bedroom apartments. Handover is set for April 30, 2027, on a freehold basis. The name comes from Electra, a blue-white giant star in the constellation Taurus, the third brightest member of the Pleiades cluster, located roughly 400 light years from Earth.

3B+G+38: what the spec sheet doesn't say upfront

The brochure lists the building as "3B+G+38", meaning three basement levels, a ground floor and 38 levels above. That breakdown matters, because not all 38 floors are residential. The first four make up the amenities podium, while the remaining 34 hold the apartments. Parking sits entirely underground across three levels, sidestepping the podium parking layout common across JVC and freeing up more podium space for leisure facilities. The developer points to a contemporary design with clean lines and sustainable building principles, without naming an architecture firm or detailing the facade materials. On the interiors, the source describes light color palettes and functional layouts, something worth checking against the final floor plans once released.

Water slides, bowling and a chef's table on the podium

The podium is the project's main selling point. It includes a beach-themed pool with sand and palm trees, a mini water park with slides, a kids' shower area and a hydrotherapy pool. The podium roof also holds an adult pool, a sky pool and a children's pool. Kids get their own cinema, an arcade room, a toddlers' area, an interactive games room and a children's library. For adults, the list includes a mini bowling lane, a mini golf course, an indoor cinema, a chef's table, a pizza corner, a shared family kitchen and a zen garden. Few neighboring towers pack this many functions into a single podium, and the upkeep cost of all that infrastructure will likely show up in the service charges.

Vastu compliance, separate saunas for men and women

Several choices in the brochure target a specific buyer profile. The building is described as Vastu compliant, the Indian architectural tradition that governs room orientation. The sauna, steam room and both indoor and outdoor jacuzzis come in pairs, with separate spaces for men and women. Both details speak directly to Indian buyers and Gulf families, two groups with a strong presence in Jumeirah Village Circle. The brochure also mentions an ANPR license plate recognition system at the parking entrance, valet service, EV charging points and bicycle parking.

Studio to three-bedroom, a mixed target market

The unit range runs from studios to three-bedroom apartments. Studios and one-bedrooms are aimed at the rental market, a segment where JVC remains one of Dubai's most active neighborhoods. The two and three-bedroom units are geared more toward families planning to live in the property, and the kid-focused amenities back up that second target group. The brochure promises golf course views for some units, a claim worth checking against each unit's actual orientation before booking. The developer hasn't yet released the total unit count or the breakdown by unit type.

Circle Mall five minutes away, Mediclinic Parkview a short drive

The developer sorts nearby landmarks into three time brackets: under 5 minutes, 10 to 15 minutes, and 15 to 25 minutes. Circle Mall and City Centre Me'aisem fall into the first bracket. Dubai Hills Mall and Mall of the Emirates are about ten minutes away, Downtown and Burj Khalifa around 15 minutes, and the international airport and the Expo 2020 site around 20 minutes. For schooling, the brochure lists JSS International School, Sunmarke School, Gems Founders School and Dwight School Dubai. On the healthcare side, Mediclinic Parkview, Saudi German Hospital and King's College Hospital London appear on the list. Road access runs through Sheikh Mohammed Bin Zayed Road, Al Khail Road and Hessa Street, since JVC still has no metro station of its own.

A developer light on track record

Acube Development describes itself as a residential and commercial developer based in Dubai, but the brochure doesn't reference any previously completed projects. The document itself is being circulated through an intermediary, Lucretia International, rather than the developer directly. For an investor, that lack of a published track record makes it worth checking the project's RERA registration and the associated escrow account. Construction progress against the April 2027 deadline also deserves monitoring. In a neighborhood where handovers often slip by several quarters, the timeline matters just as much as the amenities list.
