About this project
Seventeen floors, nothing under 470 sqm
The smallest unit at Casa AHS measures 5,088 square feet, roughly 473 sqm. The largest reaches 29,700 square feet, close to 2,760 sqm, the equivalent of a large Emirates Hills villa stacked inside a tower. AHS Properties is building the block as a ground floor plus 16 residential levels, right along the Dubai Water Canal and backing onto Safa Park. Every residence comes with a private lift, a terrace with an infinity pool and a jacuzzi. The brochure states handover in Q1 2027, while the project's official data sheet lists 24 June 2027. That quarter-long gap is worth noting for anyone timing a resale or a move-in.
Four unit types, from 473 to 2,760 sqm
There is no studio and no standard apartment in this building. The lineup runs to three-bedroom penthouses, four and five-bedroom Sky Villas, six-bedroom Sky Mansions and just three Sky Palaces, also configured as six-bedroom homes. That last figure says the most: three units at the top of the range means a tiny stock, which supports real scarcity but also a thin resale market. Ceilings climb to 6 meters in the double-height spaces. Sliding glass walls connect living rooms to terraces, and every owner gets dedicated parking spots and a secure storage room.
Shaun Killa designs, HBA fits out
The architecture comes from Killa Design, Shaun Killa's firm, known in Dubai for the Museum of the Future and for Marsa Al Arab. The facade mixes glass, steel and natural stone, with sharp angles and curves meant to echo the line of the canal. Interiors are handled by HBA Residential, the residential arm of Hirsch Bedner, a name associated with high-end hospitality (Raffles at Galaxy in Macau is among its references). This is not the first time the pairing appears on the Canal, since One Canal, a direct neighbor, already carries Killa's signature. What sets Casa AHS apart is mainly the size of its units and the addition of Mansion and Palace tiers.
Navona travertine, Paonazzo marble, burl walnut
The brochure spells out a precise materials palette, something rarer than buyers might expect at this tier. Honed Navona travertine covers walls and floors. Polished Fantasy Brown marble dresses the bar and the millwork, while Paonazzo marble, veined in purple, appears on other built-in pieces. Wood finishes shift from room to room: Caleidolegno on the doors, figured eucalyptus and burl walnut on the storage units. Polished plaster ceilings, antique bronze mirrors, cast glass on the sliding partitions and brushed nickel hardware throughout round out the specification.
Onsen, omakase and a cigar lounge
Shared amenities go well past the usual gym and pool. The project includes an onsen, a Japanese-style hot bath, facing the canal. An omakase counter, a chef's-choice Japanese dining service, sits alongside a breakfast and coffee lounge. A cigar and spirits lounge, a screening room, an indoor pool, a spa and a yoga studio round out the offering. On the services side, AHS points to a 24-hour concierge run through the Lujo app, a dedicated chauffeur service, EV charging points and a bike storage room.
Abbas Sajwani, from villa renovations to tower developer
AHS Properties sits under AHS Group, founded in 2017 by Emirati entrepreneur Abbas Sajwani. The company first built its name buying and rebuilding high-end villas in some of Dubai's priciest neighborhoods. According to the developer, more than five villas and three off-plan schemes were delivered between 2021 and 2023, across Palm Jumeirah, Emirates Hills and the Dubai Water Canal. The group claims 3.3 billion dollars in assets and over 2,000 employees. Casa AHS extends a formula the company has already tested: taking the private villa format, pool and individual access included, and lifting it into a tower.
Ten minutes from DIFC, facing the park
The address plays on two views that few plots can combine: the canal's water on one side, Safa Park's 64 hectares on the other. The developer cites a ten-minute drive to DIFC, Downtown Dubai, Mall of the Emirates and Burj Al Arab, and fifteen minutes to Dubai International Airport (DXB). That central location appeals to executives and wealthy families who want villa-scale space without moving away from the business districts. The property is sold freehold. Competition exists on the same stretch of canal, with Couture by Cavalli, Safa One and One Canal, and buyers will mainly weigh unit size against the density of each project.
