Sixteen glass floors on the Canal, Fendi Casa as standard
One Canal takes an unusual stance for Dubai: no conventional apartments, only three and four bedroom penthouses plus four and five bedroom Sky Villas. Floor areas start at 4,100 sq ft and reach 18,000 sq ft in the crowning Sky Mansion. Developer AHS Properties partnered with Fendi Casa for interior finishes, meaning kitchens and built-in furniture carry the Italian brand from day one. Architect Shaun Killa, best known for the Museum of the Future, designed the structural glass facade that channels canal light across three exposures. Ceiling heights range from 4.5 to 9 meters depending on the floor, a specification seldom matched even in Dubai's ultra-prime segment.
Safa Park next door, DIFC five minutes away
The plot fronts the Dubai Water Canal and borders Safa Park, a 64-hectare green space that remains one of the few sizeable parks in central Dubai. The Safa area has densified rapidly since the canal opened in 2016, yet retains a residential feel compared to Business Bay or Downtown. A car ride to DIFC takes roughly five minutes off-peak, seven minutes to Mall of the Emirates and twelve to DXB International Airport. Yacht owners can moor temporarily at the canal edge beside the building. This combination of waterfront and parkland draws mainly families and C-suite executives who want space without leaving the financial core.
Shaun Killa and HBA: two complementary signatures
Shaun Killa built his reputation on organic forms and self-supporting glass structures. Here the facade uses low-emissivity glazing to cut thermal load while maximizing transparency. HBA, a hospitality design firm, created the common area layouts and material palette inside the residences. The lobby avoids heavy marble in favor of pale limestone and smoked oak, a more restrained look than the local market average. Each unit has a private elevator opening directly into the living room, eliminating shared corridors. This detail, common in London or Monaco, remains rare in Dubai outside buildings with fewer than ten units.
Private pool on every terrace
The specification requires an infinity pool on each residence terrace, temperature controlled with unobstructed canal views. Sky Villas add an outdoor landscaped garden and an external teppanyaki station. The in-house spa offers Swedish, Thai, shiatsu and deep tissue massages delivered by internationally recruited therapists. A private cinema room can be booked for family screenings or events. The cigar lounge, fitted with a humidor and bar, targets a traditional male clientele common among Gulf buyers. Round-the-clock butler service covers daily concierge tasks, in-room dining and coordination with the Rolls Royce chauffeur available to residents.
Lujo network: fleet access for jets and yachts
Purchasing a unit includes membership in Lujo, a concierge platform reserved for ultra-high-net-worth clients. The network claims access to 7,000 private jets, a Mediterranean and Gulf yacht fleet, and priority bookings at Michelin-starred restaurants. This type of membership, billed elsewhere at tens of thousands of dollars a year, is folded into One Canal service charges. Real value will depend on each owner's actual usage, but the marketing clearly targets family offices and globe-trotting entrepreneurs. For yield-focused investors, the service can justify rental premiums above market rate.
Handover scheduled for Q3 2026
The timeline targets key delivery in September 2026, roughly two years of construction remaining. AHS Properties, a local developer less known than Emaar or Damac, positions this project as the flagship of its luxury pivot. Full freehold allows unrestricted resale to non-residents, a standard feature in this zone but always verified by Russian and European buyers. The entry price of AED 32.5 million (around USD 8.8 million) places One Canal at the upper end of Safa Park, comparable to neighboring Bulgari or W Residences schemes. The differentiator lies in integrated Fendi furniture, sparing buyers months of post-handover decoration.
