Sea Glints Mansions consists of just seven plots. Al Zorah Development Company is building seven single-storey, five-bedroom villas, each with direct sea views and private beach access. Every home offers 7,338 square feet of saleable area (roughly 682 sqm) on a 12,917 square foot plot, close to 1,200 sqm. Handover is set for March 2026. With such a small unit count, the project isn't chasing the same buyer pool as the residential towers launching elsewhere on the wider masterplan. It reads more like a private address than a standard development.

One layout, repeated seven times

The developer has not included apartments, penthouses or size variations. All seven plots follow the same five-bedroom, single-level floor plan, with identical saleable area and identical plot size. A single-storey villa of this kind is unusual along the Northern Emirates coast, where most upper-tier homes stretch to two or three floors to make better use of the land. Here, everything is horizontal, and the bedrooms open straight onto the garden. For a buyer, this uniformity makes comparing units straightforward: what sets them apart mainly comes down to orientation and position along the shoreline.

3.2 metres of floor-to-ceiling glazing

The brochure visuals highlight one technical detail: the living areas feature 3.2 metre floor-to-ceiling windows. At that height, a single-storey home gains real volume, and the living room opens wide toward the sea. Each of the five bedrooms comes with its own en-suite bathroom and dressing room. The main suite is reached through a wood-finished entry that leads to its walk-in closet. The kitchens follow a European layout and come fitted with high-end appliances. The description also notes cross natural ventilation, a feature that still matters in a climate where air conditioning runs eight months a year.

Between the Oberoi, the golf course and the mangroves

On the masterplan, the seven villas sit next to the Oberoi Beach Resort, the hotel that has served as Al Zorah's flagship since it opened. About 60 percent of the masterplan is set aside for green space. It also includes a golf course with its own clubhouse, four marinas and a mangrove nature reserve. Residents get a private pool in every villa, a private beach, cycling tracks and walking paths. The developer notes the site is reachable by boat, a detail aimed at owners who keep yachts moored in Dubai or Ras Al Khaimah.

25 minutes from DXB, 30 minutes from Ras Al Khaimah

The brochure places the site 25 minutes from Dubai International Airport and 30 minutes from the upcoming Ras Al Khaimah casino, currently under construction on Al Marjan Island. Sharjah Airport sits even closer. Access runs via Emirates Road and Sheikh Mohammed Bin Zayed Road. For daily life, the developer lists shops within 3 km, schools within 7 km and clinics a five-minute drive away. These drive times come straight from the sales material, and during rush hour on the Sharjah to Dubai corridor, they can stretch considerably.

Two payment schedules, one construction timeline

The base plan runs on a 30/70 structure. Buyers pay 10 percent at signing, then four installments of 5 percent at months 3, 9, 15 and 21, with the remaining 70 percent due at handover. A second option, at 60/40, spreads the balance over three years after the keys are handed over. Resale is permitted once 10 percent of the price has been paid. This flexibility mainly suits buyers who want to secure a unit early from a pool of just seven, without tying up their capital before construction wraps up.

Who buys a 682 sqm villa in Ajman

Pricing puts Sea Glints Mansions in competition with villas on Palm Jumeirah or Jumeirah Bay rather than with the rest of the Ajman market. The typical buyer is a wealthy family or a wealth-focused investor who values floor area, land and privacy over the density of amenities found in a Dubai district. Freehold ownership allows foreign buyers to hold full title.
