Nine storeys at most, and a private beach at your doorstep

The smallest units at Sealine Residences measure 920 square feet, around 85 sqm, a size rarely seen for a one-bedroom on the UAE's northern coastline. Al Zorah Development Company is building this property in the beachfront district of Al Zorah City, Ajman, with handover set for 31 December 2026. The scheme stays deliberately low rise: between 4 and 9 residential floors depending on the wing, sitting above two basement levels and a ground floor given over to amenities. Every apartment is freehold and comes with private beach access. This is not a project chasing the tower skyline of Ajman Corniche. It's aimed instead at buyers who want space, a low density waterfront and a district that already has its infrastructure in place.

Two basements, four shops, a garden level

The building's layout is fairly straightforward. The two lower levels house covered parking and four shops built into the residence, intended for everyday errands. On the ground floor, a number of units open their terraces directly onto a landscaped garden and the shared pool. Above that come the typical floors, topped by duplex penthouses at the very top. The developer talks of a marine inspiration behind the design and a focus on natural light, though no architect is named in the released materials.

From 85 to 416 sqm, with four-bedroom duplexes

The brochure splits the offering into two groups. One and two-bedroom units run from 920 to 2,730 square feet (roughly 85 to 254 sqm). Three and four-bedroom units span 2,750 to 4,480 square feet (roughly 255 to 416 sqm), with the latter built as duplex penthouses. The size gap within a single unit type is wide, which suggests quite different layouts depending on orientation and floor. As for views, the split is clear cut: some units look straight out to sea, others face Al Zorah's landscaped linear park. For buyers, that distinction will likely matter more for resale value than bedroom count.

1.6 km of sand and 100 hectares under protection

Al Zorah City runs along 12 km of coastline, including 1.6 km of white sand beach where the water stays swimmable nine months of the year, according to the developer. Behind the beach sits a 100 hectare mangrove forest, among the oldest protected areas in the country. Roughly 200 bird species, both resident and migratory, have been recorded there. The master plan sets aside 60% of the land for green space, with cycling paths and walkways linking the residences to the Village Center and the Beach Club, both reachable on foot from Sealine. That ratio explains the district's low density compared with Dubai's waterfronts.

Nicklaus golf and the Oberoi as neighbors

The golf course covers 700,000 sqm. Designed by Nicklaus Design and operated by Troon, this 18-hole, par 72 course is GEO certified and built around two large lakes. Closer to the beach, the Oberoi Beach Resort has 89 keys and was named the Middle East's best luxury beach resort at the 2023 World Travel Awards. The 61-key Zoya Health and Wellness Resort bills itself as the UAE's first fully integrated five-star wellness resort. These hotels, already operating, support short-term rental demand, something few districts in Ajman can claim.

Dubai 25 minutes away, handover late 2026

The district connects directly to Sheikh Mohammed Bin Zayed Road. Dubai International Airport is listed at 25 minutes by car and Sharjah Airport at 20 minutes. Shops sit 3 km away, schools 7 km away and clinics around 5 minutes away. The upcoming Wynn casino on Al Marjan Island in Ras Al Khaimah is 35 minutes out, a figure the developer highlights for holiday letting potential. Al Zorah is being developed with Solidere International, the Lebanese master developer whose name leads the brochure. With keys handed over on the final day of 2026, the project is pitched mainly at expat families working in Dubai or Sharjah, and at investors banking on demand from the neighboring resorts.
