Just 44 homes in a seven-storey building on Saadiyat
Mamsha Palm deliberately caps its offering at 44 residences spread across six occupied floors, plus a ground-floor retail level and two basement levels. Aldar Properties handed the design to Koichi Takada, the Australian-Japanese architect already known for his work on Fahid Island. Scarcity is the project's first selling point. Layouts range from one-bedroom to three-bedroom units with a maid's room, topped off by three four-bedroom sky villas spanning two floors. The building sits in the Saadiyat Cultural District, a few hundred metres from the Louvre Abu Dhabi and the future Zayed National Museum. Handover is set for the first quarter of 2028.
Koichi Takada brings the language of the palm grove indoors
The project's concept is built on biophilic design, drawing directly on the palm canopy that naturally cools the space beneath it. Takada translates this idea through plays of shadow and material that filter light rather than simply blocking it. The three sky villas carry a distinctly Japanese design language across two levels, with front-facing views of the future Guggenheim Abu Dhabi. The architect worked each interior to carry that plant-inspired vocabulary through to the finishes. It's the same design approach used at Fahid Beach, but applied here to a compact building on a far more intimate scale.
A bathhouse, an ice bath and a tea lounge
The amenity list goes beyond the usual catalogue of Abu Dhabi residences. Mamsha Palm includes a bathhouse, a sauna paired with an ice bath, and a tea lounge that speaks directly to the project's Japanese inspiration. The rooftop houses a pool area, while a double-height lobby greets residents at the entrance. Add to that a gym, a children's play area, a concierge desk and valet service. The ground floor is activated by retail units, which avoids the dormitory feel common to residential towers on the island.
Two environmental and social certifications
The building is targeting 3 Pearl Estidama PBRS certification, Abu Dhabi's own sustainable construction standard. It's also pursuing a Fitwel 2-star rating, a US-based label that scores how a built space supports occupants' health. In practical terms, that means sustainable materials used during construction and reduced carbon emissions. Aldar also highlights social inclusion and the usability of shared spaces. These labels don't change the listed price, but they carry increasing weight in the decisions of institutional buyers.
Five minutes from the Louvre, twenty from the airport
Location remains the project's clearest, most measurable strength. The Louvre Abu Dhabi is five minutes away, Yas Island fifteen, and both the international airport and the Corniche twenty minutes. Soul Beach and the Mamsha promenade sit just steps away, as do the restaurants and shops of the cultural district. This address puts residents at the capital's densest museum cluster, between the Louvre, the Guggenheim and the Zayed National Museum. Whether used as a primary or secondary home, most daily needs can be covered on foot.
Entry price of AED 3.7 million, 65/35 payment plan
Residences start at AED 3.7 million, a price point that reflects both the scarcity of the 44 units and the Saadiyat address. Sizes range from 104 sqm to 649 sqm including balconies, a wide spread that covers everything from a one-bedroom to a family sky villa. The payment plan follows a 65/35 structure, with a 10% deposit at booking and the balance staggered through to handover. This kind of freehold home mainly appeals to buyers after a rare cultural address rather than a quick rental yield. Expat families, high-net-worth residents and long-term wealth investors are the most likely buyer profiles.
