803 homes facing Ras Al Khaimah's future Wynn casino

Rosso Bay Residences groups 803 apartments on Al Marjan Island, an artificial archipelago set to house the first casino in the UAE, run by Wynn Resorts and slated for 2027. Aldar Properties is building three clusters here, each made up of two connected towers rising between 21 and 23 residential floors. The unit mix runs from 1 to 5 bedrooms, topped with sky terraces and sky villas. Homes come in furnished and unfurnished versions, a flexibility aimed at buyers targeting short term rentals. Handover is set for March 2028, on a 60/40 payment plan. The project is going for two certifications, LEED Silver and FitWel, still uncommon in Ras Al Khaimah.

Direct beach access and a built in dining strip

The project sits right on the waterfront, with beach access that doesn't require crossing any road. Outdoor amenities include an infinity pool, a splash pad, an outdoor gym, a yoga deck and a beach clubhouse. An F&B strip and neighborhood shops sit inside the community, cutting down on trips out for daily errands. Aldar is building on the idea of a permanent resort, where residents live as if in a five star hotel. The sand, the promenade and the restaurants are all within walking distance.

A service list that reads like a hotel's

The amenities list goes beyond what you'd find in a standard residential building. A concierge runs around the clock, with a bellhop, valet service and continuous housekeeping of common areas. The gym, pool, hammam and sauna come with towel service and daily restocking of drinks and fruit. Residents can book a dedicated spa room, a quiet library, a games room and a coworking space stocked with coffee. On request, Aldar offers room service, childcare, nursing care, car washing and even chauffeur driven cars.

Fast growing infrastructure around the island

Al Marjan Island is scaling up. The upcoming Wynn resort, a DoubleTree by Hilton and the Rixos Bab Al Bahr already anchor the area's hotel offering. Al Hamra Village is 10 minutes away, Mina Al Arab 15 minutes, and Dubai's airport around an hour. Al Hamra Golf Club, Al Hamra Mall and the marina are 5 to 10 minutes by car. This concentration of leisure infrastructure explains why developers have been competing for the island's beachfront plots since the casino was announced.

Units built with short term rentals in mind

Aldar markets the units as Airbnb ready, a positioning it doesn't shy away from. Average sizes, terraces included, run around 90 sqm for a 1 bedroom, 126 sqm for a 2 bedroom, 213 sqm for a 3 bedroom. Balconies are described as livable, meaning they're designed as extra rooms facing the sea. Interiors work with warm tones, beige, light grey and wood, with red accents that give the project its name. A second phase adds another 1,195 units, including 4 bedroom penthouses, pushing the whole development to the scale of an actual neighborhood.

Home automation and environmental monitoring on site

The tech side goes further than a basic smart home label. Every unit gets automated blinds and a residents app to manage services. A building management system (BMS) oversees shared equipment. On site, air quality, noise and other environmental parameters are tracked continuously, a setup directly tied to the FitWel certification. The project also includes parking for bikes and scooters, EV charging stations and a sound masking system in common areas.
