About this project
A small Casamia building five minutes from Meydan Racecourse
AMIS Development handed the interior design of Derby Heights to studio Casamia and puts that name front and centre on the cover of its brochure, under the line "a spatial edit by Casamia". The building itself stays modest in scale: a basement, a ground floor, four residential floors and a fitted-out rooftop. It only offers one and two-bedroom apartments. The plot sits in MBR District 11, in Meydan, an area where low-rise buildings and villa clusters have been multiplying for the past two years. Handover is set for 15 October 2027, on a freehold basis.
Four residential floors between basement and roof
The massing of Derby Heights follows the pattern seen on most residential plots in District 11. The basement houses covered parking, the ground floor the lobby and reception. Above that sit four levels of apartments, then the rooftop. With so few floors, a single lift is enough to serve the whole building, and each landing has few doors, which keeps foot traffic to a minimum. The trade-off is that the view from the lower floors still looks out onto a neighbourhood that remains under construction.
Dark wood and soft lighting, according to Casamia
The developer describes interiors built around deep wood tones, diffuse lighting and clean lines. Casamia is the only designer name mentioned in the available documents. No architect is credited for the building's envelope. The focus, then, is placed on the inside rather than on a dramatic facade: a warm atmosphere, visible materials. For a buyer planning to rent furnished, this consistency between lobby, common areas and apartments may matter more than an architectural statement.
Only one and two-bedroom units
The unit mix includes no studios, no three-bedrooms and no penthouses. That choice targets two specific profiles: the single professional or couple working in Downtown or DIFC, and the investor looking for a product that's easy to re-let. In Meydan, rental demand concentrates precisely on these unit sizes, drawing tenants who want more quiet than Business Bay's towers offer. Families with several children will likely look at the villas nearby in the district instead. The exact unit sizes aren't detailed in the brochure provided.
The rooftop carries most of the amenities
Most of the communal life happens up top. The roof brings together an infinity pool, a pool deck with a lounge area, and an outdoor cinema space. The amenities list also separates an adults-only pool from a children's play area, a split that's fairly unusual for a building this size. Add to that a shared gym, a meditation and yoga zone, and sunken seating for neighbours to socialize. Security relies on CCTV monitoring and a staffed lobby.
A name that nods to the racecourse next door
Derby Heights takes its name from its proximity to Meydan Racecourse, home each spring to the Dubai World Cup. The developer advertises a five-minute drive to Meydan Mall and the racecourse, twelve minutes to Burj Khalifa and Downtown Dubai. Dubai Healthcare City is fifteen minutes away, Dubai International Airport (DXB) twenty. Burj Al Arab and Palm Jumeirah sit at twenty-three and twenty-five minutes respectively. These travel times assume a car, since District 11 isn't served by the metro.
AMIS keeps adding addresses around Meydan
Derby Heights joins a string of launches from AMIS Development in the area. The developer already has Woodland Crest on its books, fifty apartments in Nad Al Sheba 1, and Fleurs De Jardin, a villa project designed with watchmaker Jacob & Co. in this same District 11. The format of Derby Heights echoes that of Woodland Crest: a low-rise building, an amenity-packed rooftop, a working-professional clientele. Set against Arthouse Private Residences' 120 units or Gate Eleven's four buildings, it goes for small scale instead. The October 2027 completion date puts it in the same handover wave as several neighbouring projects, so rental supply in the area should rise around the same time.
