Thirty-six lagoon-front homes, handed over with furniture and tableware included

Mira Villas by Bentley Home consists of just 36 houses, and every one of them has five bedrooms. Mira Developments built the scheme around only two layouts: 27 villas of 7,212 sq ft (670 sqm) and 9 mansions of 15,000 sq ft (roughly 1,400 sqm). Every plot faces the clear-water lagoon that sits at the centre of the masterplan, in District 11 of Mohammed Bin Rashid City, Meydan. The developer hands over the keys with Bentley Home furniture, appliances and even cutlery already in place. Handover is set for 30 December 2026, on a freehold basis.

Two layouts, one shared four-level floor plan

Whether it's a villa or a mansion, the internal layout stays the same. Four main bedrooms sit on the first floor, with a guest bedroom on the ground floor. The brochure plans show four levels in total: a lower ground floor, a ground floor, a first floor and a second floor. The real difference lies in size, which nearly doubles between the two models. The 1,400 sqm mansions add a private gym and a home cinema room, two spaces that the 670 sqm villas don't have. With the same bedroom count across both products, the extra floor area in the mansions goes into entertaining and leisure space rather than additional sleeping quarters.

Plots A and B: a row of mansions facing a row of villas

The masterplan keeps the two products clearly separate. Mansions carry references A-01 to A-09, grouped in two rows. Villas run from B-01 to B-27 and form a loop around the water feature, facing north to south. According to the brochure, every unit has a lagoon-facing side, removing the usual gap in value between front-row and back-row plots. Villa B-21, on the north row, is among the units currently on the market. For a buyer, the decision therefore comes down to size and orientation rather than view.

Gaggenau, Frette, Lalique: the finishings come as part of the deal

The Bentley Home collection carries the British carmaker's design language into furniture made in Italy. Each house is finished in one of three styles: traditional, formal or contemporary. The first follows the brand's classic codes, the second blends classic with contemporary, and the third leans into a more current look. Beyond furniture, Mira specifies a precise set of brands: Gaggenau kitchens, Frette bed linen, Lalique lighting, Bernardaud tableware and Christofle cutlery. This level of fit-out cuts down the move-in budget, but it also limits how much buyers with their own taste can personalise the space.

Babysitting, catering and valet parking included in the service package

The brochure lists nine hotel-style services. Concierge, security and valet parking run around the clock. On top of that come housekeeping, laundry, in-home childcare, grocery and meal delivery, and catering for events hosted inside the villas. Among the shared facilities, the clubhouse offers a dining option and the gym was custom-built by Technogym. Each house also has its own pool, a private jacuzzi and sun terraces, plus home automation. Service charges tied to all of this still need to be confirmed before any purchase commitment.

One more address among District 11's branded villa schemes

District 11 now brings together several villa projects tied to design or fashion houses, from Karl Lagerfeld Villas to Wadi Villas. Mira stands out for its very small unit count and for having no entry-level model, since even the smallest unit is above 600 sqm. From the site, the developer puts travel time at 16 minutes to Burj Khalifa and Dubai Mall, 19 minutes to Dubai International Airport, and 25 minutes to Burj Al Arab and Palm Jumeirah. Access runs via Al Ain Road. The target buyer looks like a large family already based in Dubai, or someone after a move-in ready home without any fit-out work.
