About this project
Self-shading facades and regulated pools: phase one is built for Dubai summers
Knightsbridge comprises 112 homes, and every single one comes with its own pool, private lift and a so-called "fresh harvest" kitchen garden. LEOS Developments bills this first phase as Dubai's first residential community designed around the climate rather than in spite of it. Behind the slogan, the brochure lists a precise technical package: a facade that shades itself, UV-blocking double glazing, an insulated envelope, solar water heating and automated irrigation. The project sits on a plot in Meydan District 11, a three minute walk from the district's swimmable lagoon. Handover is set for the fourth quarter of 2027, with payments split evenly between construction and key handover.
Three house types named after English estates
The developer named its three layouts after British manors and neighbourhoods. The Highclere covers 43 four bedroom townhouses with a maid's room, at roughly 370 sqm of saleable area. The Grosvenor refers to 49 standalone five bedroom villas, with staff and driver's quarters, around 525 sqm. The Balmoral brings together 20 six bedroom "Signature" villas, close to 675 sqm. The brochure's current pricing grid only lists 18 Grosvenor and 5 Balmoral units left, suggesting part of the stock may already be reserved, though the developer has not confirmed this officially.
Pools ranging from 3.5 to 13 metres depending on the model
The promise of a private pool covers very different realities across the range. The townhouse gets a modest 3.5 by 1.8 metre pool, one metre deep, more of a cooling dip than a lap pool. The Grosvenor steps up to 9.5 by 2.5 metres, and the Balmoral reaches 13 by 3.5 metres with a depth of 1.2 metres. Plot sizes follow the same curve, from around 172 to 390 sqm for the townhouses up to 810 sqm for the largest villas. Every model shares a 3.2 metre ceiling height and a shaded, air conditioned outdoor terrace, built to stay usable from June through September.
Yellow stone, metal accents and biodegradable materials
On the outside, LEOS pairs yellow stone with metal detailing to echo London townhouses without copying them outright. The homes rise across three levels, which explains the point of a built in lift. Inside, the brochure claims natural and biodegradable materials, an unusual pitch on this segment of the Dubai market. Each balcony features a dry karesansui style garden, drawing on Japanese design, that requires no watering. AI controlled home automation, LED lighting and a ten year waterproofing guarantee round out a spec sheet that leans more toward running costs than interior styling.
A seven stage water journey
The communal areas follow a water themed route from end to end. Starting at the entrance, the layout moves through the Serpentine Waterlily Garden, a water lily pond, then The Sunset Spring and a yoga deck called The Japanese Rapha. Further along, The Celestial Brew & Views works as a tea lounge open to the night sky. A waterfall designed to reoxygenate the water feeds into a meditation pavilion. A sikka, a pedestrian lane, finally links phase one to phase two, which adds 46 more villas to the same development.
Up against the other villa projects in District 11
Meydan District 11 now hosts several high end villa schemes. Wellington Grand Villas offers 22 properties facing the lagoon, while Taraf sells a fashion house signature through Karl Lagerfeld Villas. Knightsbridge plays a different card, betting on thermal performance and controlled density, with 112 units in its first phase. On access, the E66 and E311 roads connect directly, Meydan Racecourse sits about ten minutes away, Bluewaters and Mall of the Emirates around twenty, and Al Maktoum airport roughly thirty five. The target buyer is clearly family oriented: established expats after five or six bedrooms, live in staff quarters and nearby schools, rather than short term rental investors.
