About this project
A shared ground floor for four buildings, with retail at the foot of the lobbies
Gate Eleven is built around four buildings linked by a single shared ground floor. Each one stacks six residential floors topped by a landscaped roof. AMWAJ Development is behind the scheme, marketed by Zed Capital Real Estate, on a plot in MBR District 11 bordering Al Ain Road. Handover is set for 30 December 2027, on a freehold basis. The unit mix is limited to one and two bedroom apartments. It's this shared base, designed as a kind of indoor street lined with shops, that sets the project apart from neighbouring residences built around a plain lobby.
Four blocks sitting on a common base
The masterplan splits the units across four blocks of equal height rather than a single tower. The shared ground floor connects them and houses the drop-off area, the lobby and the retail units. Above it, a podium level holds the garden and the main pool. The facades play on straight lines and touches of natural materials, and the brochure describes the style as minimalist. Interiors stick to light tones. This modest scale (seven levels counting the roof) limits the number of units per elevator core, a detail that often affects service charges and day-to-day convenience.
Pharmacy, convenience store and barber without getting in the car
The most concrete piece of the pitch is the list of shops planned for the ground floor. It includes a restaurant, a cafe, a pharmacy, a convenience store, a wellness centre, a nail studio and a barber. In a part of Meydan still dominated by villa communities, this kind of walkable everyday service is hard to find. For a tenant, that's a real difference: the pharmacy and the convenience store are no longer a ten-minute drive away. What's still unclear is which brands will actually fill these retail units, since the brochure doesn't name any operators.
Boxing, a games room and a rooftop pool
On the amenities side, Gate Eleven goes beyond the usual pool, gym and playground combo. The program adds a boxing studio, a gaming room, a billiards table and a kids' art workshop, on top of yoga, a sauna and table tennis. The infinity pool sits on the podium, surrounded by a garden with a boho feel. The renders also show a lounge and a pool on the roof. This lineup is clearly aimed at young professionals and families with young children, two groups that tend to spend a lot of time on site.
One and two bedrooms, nothing else
The developer chose not to offer studios or larger units. This narrow mix targets couples, expat professionals and one-child families, which make up the bulk of rental demand in Dubai's outer districts. A few hundred metres away, Lycée Libanais Francophone and Kent College draw exactly the kind of households looking to live near a school without buying a villa. Skipping studios also cuts down on high-turnover short-term rentals. For an investor, the bet here is on a tenant who stays for years rather than months.
Between Crystal Lagoons and villas designed by fashion houses
District 11 sits within Meydan City, close to the Meydan Crystal Lagoons and the racecourse that hosts the Dubai World Cup. The location map places Gate Eleven among some heavily marketed villa developments: Karl Lagerfeld Villas by Taraf, Elie Saab Vie, Mira Villas fitted out by Bentley Home, The Sanctuary by Ellington and Nakheel's Opal Gardens. Set against these upscale addresses, a building of one and two bedroom apartments offers a far more accessible entry point in the same area. Sheikh Mohammed Bin Zayed Road is 4 minutes away, Dubai Design District 13 minutes, DXB airport 15 minutes and Downtown 18 minutes. Al Maktoum International is about 30 minutes out, a figure worth watching given that airport's planned expansion. AMWAJ, also active on Dubai Islands with Kaia Residences, adds a second address to its portfolio here and is targeting keys handover in late 2027.
