About this project
A two-bedroom bigger than the three-bedroom: the size grid at Woodland Terraces
The largest two-bedroom unit at Woodland Terraces measures 1,648 sq ft (around 153 sqm). The only three-bedroom in the catalogue comes in at 1,632 sq ft, slightly smaller. This detail, pulled straight from AMIS Development's official unit grid, tells you a lot about the project: a modestly sized building in MBR District 11, where floor areas overlap between typologies and where bedroom count alone doesn't tell the full story. The building has five residential floors sitting above a ground floor and two basement levels, topped with a rooftop amenity deck. Handover is scheduled for 30 September 2027, on a freehold basis.
Two basement levels for five floors of living space
This is a low-rise building, a far cry from the towers multiplying elsewhere in Dubai. Two basement levels are given over to covered parking, freeing up the ground floor and surrounding areas for gardens and shared spaces. The facades go for a minimalist look with heavy use of glazing, including panoramic windows at every level. Each unit comes with a balcony facing the Meydan district. With only five floors, views tend to take in the immediate surroundings rather than the distant skyline, something worth checking unit by unit depending on orientation.
1,648 sq ft for a two-bedroom, 1,632 for the three
The brochure splits the offering into four types. The one-bedroom ranges from 662 to 954 sq ft (61 to 89 sqm), the one-bedroom with study from 776 to 876 sq ft, the two-bedroom from 947 to 1,648 sq ft, while the three-bedroom comes in a single size of 1,632 sq ft. These ranges overlap: the largest one-bedroom beats out the smallest two-bedroom. For a buyer, that means comparing floor plans by square footage rather than by room count. Every apartment ships with open layouts, high ceilings, a built-in dressing area, storage space and a laundry room, with interiors built around a pastel colour palette.
Infinity pool, outdoor cinema and an in-house café
The amenity list runs long for a building this size. The infinity pool is the centrepiece, backed up by a gym, a hammam and a sauna. The brochure also lists a yoga space, a padel court, a sports pitch and an outdoor cinema, an unusual find in a development barely fifty metres tall. A café under the developer's own brand, the AMIS Café, is set to take up part of the ground floor, next to a large lobby with a concierge desk. Families get a play area and barbecue zones, and pets are welcome.
AMIS' second "Woodland" in Meydan
AMIS Development keeps launching projects in this area. The developer is already selling Woodland Crest, a five-storey building in Nad Al Sheba 1, as well as Derby Heights near the Meydan Racecourse. Woodland Terraces follows the same playbook: small footprint, a limited number of units, and amenities concentrated on the rooftop and ground floor. This repetition makes it easier to compare the projects against each other before buying, particularly on size and finishes. It also signals that the developer has significant exposure to a single micro-market, something investors should keep in mind when it comes to resale.
Ten minutes from Downtown, twenty from DXB
According to the developer, Downtown Dubai and Dubai Hills Mall are about a ten-minute drive away. Dubai International Airport is 20 minutes out, Burj Al Arab 23 and Dubai Marina 25. Mohammed Bin Rashid City's District 11 is still a developing area with no metro station nearby, so a car remains essential. The target buyer is likely a couple or expat family working in Downtown or Business Bay who wants more space than the city centre offers. The one-bedroom with study, at 72 to 81 sqm, should also appeal to professionals who work from home part of the time.
