Aqaar stacks 40 floors of homes on a five-level podium facing Ajman's coastline

Mawjan Residence has 49 levels in total: three basements, a ground floor, five podium floors and forty residential floors. The developer Aqaar is building this tower in Al Rumailah 2, a coastal residential area of Ajman already served by roads and shops. Handover is set for 14 July 2029. The project covers the full range, from studios to penthouses. Units are sold freehold, which opens the purchase to foreign buyers. On paper, the project leans on height, views and beach access rather than a city centre address.

Forty floors of homes above the parking levels

The vertical layout points to a clear technical choice. The three basements and part of the podium take up parking and services, freeing the upper floors for housing. Apartments therefore start at a height that clears most views above the neighbouring buildings in Al Rumailah, which are mostly lower. The facade stays understated: straight lines and panoramic glazing across a large part of the surface. From studio to penthouse in the same tower

The mix of unit types is wide: studios, one, two and three bedroom apartments, and penthouses on the upper floors. This lets the building appeal to several buyer profiles at once. Studios and one bedroom units target the buy-to-let investor or the young professional working in Sharjah or Dubai who wants a lower rent than in Dubai itself. Three bedroom units and penthouses are aimed more at families settling in for the long term. The developer highlights functional layouts and floor-to-ceiling windows in every unit. Rooftop pool, infinity pool and beach access

Three features stand out from an otherwise standard list. The first is the rooftop pool, set above the fortieth residential floor with open views over the gulf. The second is the infinity pool paired with a pool deck and pool lounge. The third, and the rarest at this price point in Ajman, is the beach access listed in the project's fact sheet. The rest of the offering is more expected: shared gym, kids' pool, playground, yoga space, barbecue area and a rooftop garden. These amenities are geared mainly towards families and match the mix of larger units.

24 minutes from Sharjah airport, 35 from DXB

The developer gives travel times rather than distances. Sharjah International Airport is about 24 minutes away, Dubai's DXB is 35 minutes away. Al Maktoum International in Dubai South takes about 55 minutes. Burj Khalifa and The Dubai Mall are quoted at around 45 minutes, a figure that depends heavily on traffic along the Sharjah-Dubai road during peak hours. For a resident commuting to Dubai every day, this travel time matters more than the quality of the finishes.

July 2029: a five-year horizon

The handover date of 14 July 2029 places the project on a long cycle. A 49-level tower with three basements requires heavy foundation works, especially on a coastal site. Off-plan buyers therefore tie up their capital for several years before collecting any rent. The available data does not detail the payment plan or the construction phasing. The real milestones (completion of the structural works, finishing of the podium) will need to be tracked to judge whether the schedule holds.
