About this project
Orchid Towers, one piece of the 76-building puzzle Tiger Group is assembling around a lagoon in Ajman
Tiger Group has announced a 10 billion dollar investment for Tiger Downtown, a planned district covering 4.27 million square meters of built-up area in Aalia, Ajman. Orchid Towers is one of the residential building blocks within it. The scheme consists of two towers spread across three independent blocks, rising from 15 to 21 inhabited floors, with handover set for December 2028. This is not a standalone project. It should be read as one part of a broader master plan built around a private lagoon, ground-floor retail, and a density that is unusual for the emirate. That collective bet, more than the tower itself, is what will determine the property's value over time.
A master plan with 3.39 million square meters of residential space
The brochure figures give a sense of scale. Out of 4,273,504 square meters of built-up area, 3,387,115 square meters are allocated to housing, against just 77,088 square meters of retail. The district will total 76 buildings: 20 fronting the lagoon, split across four phases, and 56 in the surrounding area. For a buyer, the takeaway is straightforward: residential supply will be plentiful for several years, and resale value will hinge on the developer's ability to deliver shared amenities on schedule. The brochure does not specify which phase or which ring Orchid Towers falls under, a point worth clarifying before making any reservation.
Three blocks, three podium levels, up to 21 floors
The architecture stays modest in height. Each building sits on two basement levels, a ground floor, and three podium levels, topped by 15 to 21 residential floors depending on the block. Splitting the scheme into three independent blocks under two silhouettes keeps the number of units per elevator core down, which matters day to day in a dense strata setup. The facades feature dynamic lines and staggered volumes, with wide glazed openings. This is far from Business Bay scale, but the height fits Aalia's existing fabric, where Tiger Group is already building Rockhill Tower at 35 stories.
From studios to six-bedroom penthouses
The unit mix is among the widest in the developer's recent portfolio. It includes studios, one to three-bedroom apartments, two to four-bedroom duplexes, and six-bedroom penthouses. That range targets two distinct buyer profiles. Smaller units appeal to buy-to-let investors targeting tenants who work in Sharjah or Dubai and are looking for lower rents. The duplexes and penthouses target large families, a common profile in Ajman, who rarely find units this size in new-build towers. No pricing or detailed floor areas appear in the documents reviewed.
A 375-meter lagoon as the district's centerpiece
The defining amenity is a 13,795 square meter private lagoon stretching 375 meters. It includes a boat dock, kayaking, lit fountains, and an elevated walkway that runs its full length. Around it, the master plan includes a multipurpose dome for concerts and exhibitions, an amphitheater, a mosque, a food truck zone, and four children's playgrounds. Runners get two loops: a 2,190-meter outer track and a 900-meter inner one within the district. At building level, Orchid Towers adds an infinity pool, spa, sauna, hammam, yoga studio, billiards room, outdoor cinema, and a nursery.
Sharjah 10 minutes away, Dubai 30 minutes away
Aalia sits along Sheikh Zayed Street, on the inland side of Ajman, near the lake and the Wasit Nature Reserve. The developer cites 10 minutes to reach Sharjah, 13 minutes to Sharjah Airport and to Al Zorah Nature Reserve, and 15 minutes to Ajman Beach. Dubai Airport is listed at 30 minutes and Downtown Dubai at 40, figures that assume smooth traffic, something rarely seen at peak times on the Sharjah-Dubai corridor. Umm Al Quwain (20 minutes) and Al Marjan in Ras Al Khaimah (25 minutes) round out the map. The project is offered as freehold, open to foreign buyers.
