About this project

D3 Tower in Al Yasmeen: the smallest one-bedroom measures 101 sqm

The smallest one-bedroom unit in D3 tower comes in at 101.20 sqm gross floor area. In Ajman, where this layout rarely tops 80 sqm in recent launches, that figure stands out. GJ Properties is building this tower as part of the fifth phase of Al Ameera Village, a large residential development in the Al Yasmeen district. The scheme offers studios, one-bedroom and two-bedroom freehold units, with handover set for December 31, 2027. That said, these figures should be read with a degree of caution: the brochure only provides gross floor areas, which typically include balconies, walls and a share of common areas.

Fifteen units per floor, nine of them one-bedrooms

The typical floor plan lists fifteen apartments numbered 01 to 15. There are two studios (59.39 and 61.25 sqm), nine one-bedrooms ranging from 101.20 to 110.74 sqm, and four two-bedrooms. The latter span from 152.37 sqm for unit 12 to 185.77 sqm for unit 11. One-bedrooms therefore make up 60% of each floor, which clearly points this project toward renters who are single professionals or couples. On the ground floor, only one residential unit shares the level with retail space: a 147.66 sqm one-bedroom, the largest in its category.

Twelve or fifteen floors: a point worth checking

The sources don't agree on the building's height. The project description mentions a ground floor plus twelve residential floors. Yet the brochure's typical floor plan reads "1st to 15th," pointing to fifteen standard levels. With fifteen units per floor, this discrepancy shifts the total from roughly 181 to 226 apartments, which in turn affects the building's density and the number of lifts per unit. Buyers should therefore ask the developer for the building permit or the final master plan before booking. On the facade, GJ Properties went with light tones, beige and sand, paired with decorative elements and balconies fitted with transparent railings. Interiors stick to neutral whites, beiges and greys.

Between E311 and Sheikh Maktoum Bin Rashid Street

The tower sits within the Al Yasmeen community, close to two key roads: Sheikh Mohammed Bin Zayed Road (E311), linking Ajman to Sharjah and Dubai, and Sheikh Maktoum Bin Rashid Street. Al Hamidiya Park and Ajman Corniche are under ten minutes away by car. Ajman City Center, Ajman University, Ajman Beach and Al Zorah Nature Reserve are all ten to twenty minutes off. The developer quotes twenty to thirty minutes to reach Sharjah and Dubai airports, as well as Amina Hospital. These drive times assume smooth traffic, which isn't a given on the E311 toward Dubai during rush hour.

84 monthly installments of 1% and a total that needs clarifying

Booking requires 5% of the price. The buyer then pays 1% monthly over the 36-month construction period, followed by 10% on handover. That leaves 48 monthly installments of 1% after handover, meaning four years of deferred payments. Added together, these tranches come to 99%, not 100%. The missing point likely covers registration fees or a rounding gap, but it needs to be confirmed in writing in the booking contract. An investor renting the unit out from handover can cover part of the post-handover installments with rental income, provided the property finds a tenant quickly.

Limited amenities, confined to the ground floor

The amenities list stays short and functional. The ground floor brings together the entrance hall, an elevator lobby, retail units and a guest room shown in the brochure's renderings. Also included are parking, seating and lounge areas, and pedestrian walkways, likely shared with the other buildings across Al Ameera Village. The brochure lists no pool or gym for D3 tower. This level of amenities is typical for phase 5 projects and helps keep service charges down. GJ Properties states it has delivered a series of projects in Ajman and across the Northern Emirates over the past decade. To gauge actual build quality, the most reliable approach remains visiting the earlier, already-occupied phases of Al Ameera Village.
