About this project
413 homes and two full floors of amenities in Al Alia
Rockhill Tower has 35 levels in total, but only 26 of them hold apartments. The rest of the building is split between three basement levels, a ground floor, six podium floors and two floors given over entirely to shared amenities, topped by a rooftop terrace. Rockhill Development is building this tower in Al Alia, a freehold area of Ajman with direct access to the E311 highway. Handover is scheduled for 31 March 2029, roughly three years out. The developer's pitch is straightforward: bring Ajman a level of shared facilities usually associated with Dubai buildings, in a market where rents still undercut both of its neighbours.
Six podium floors, twenty six residential floors
The official configuration reads 3B+G+6P+2S+26+R. In practice, the six podium floors handle parking, which lets the developer offer sixteen unit layouts that come with a dedicated parking space. The two amenity floors sit between the podium and the residential floors, a layout that keeps homes well removed from street level. The facade combines contemporary lines, large panoramic glazing and raised decorative detailing. The developer calls it a resort feel, a phrase used often enough in this market, but here the stacking of functions is genuinely visible in the building's section.
Over a third of the units are studios
The scheme totals 413 units: 154 studios, 129 one bedroom apartments, 78 two bedroom apartments and 52 two bedroom units with a separate laundry room. Studios make up 37% of the total, and smaller units (studios and one bedrooms combined) account for nearly 69%. That mix points squarely at a tenant pool, mostly single professionals or couples working in Dubai and looking for a more manageable rent. The two bedroom variant with separate laundry, on the other hand, targets families, the brochure's second stated audience. Freehold status means all foreign buyers can hold full ownership of their unit.
Miele, Scavolini and travertine countertops
The interior spec sheet goes further than most Ajman projects. Kitchens come from Scavolini, the Italian manufacturer, fitted with Miele appliances. Countertops are natural travertine, a stone that needs more upkeep than quartz but is far less common at this price point. Air conditioning is Japanese made and the fittings German, though neither brochure names specific brands. Every unit also comes with a home automation system, now something tenants moving over from Dubai tend to expect.
Pools, saunas and gender separated prayer rooms
The brochure lists 25 amenities, several of them duplicated: pools with terraces, saunas, changing rooms and prayer rooms all come in separate men's and women's versions. That choice speaks directly to the Gulf and South Asian families who make up a large share of the emirate's residents. On the leisure side, the tower includes a cinema, a padel court, a mini golf course, a billiards room, table tennis and a chess area. Kids get a play area and a nursery, while adults get a coworking space and a library. A shared guest room rounds out the offering, useful in apartments where floor space doesn't stretch to hosting overnight guests.
Five minutes to Eden Garden, 39 to Downtown Dubai
Direct access to the E311 anchors the entire location pitch. The developer cites 5 minutes to Eden Garden, 15 minutes to Ajman City Center and 18 minutes to the Al Zorah nature reserve. Ajman Beach sits 20 minutes away, Sharjah International Airport 25 minutes, and Downtown Dubai around 39 minutes outside peak hours. That last figure is the one to watch, since the roads between Sharjah and Dubai clog up during office hours. Rockhill Development also points to a 50% rise in new tenants in Ajman during 2024, a figure from its own brochure, reflecting demand spilling over from Dubai and Sharjah.

Rockhill Development
The Crown Prince of Ajman visited its stand, and the chairman of the emirate's land department presented it with an award. In a short time, Rockhill Development has made its name in Ajman real estate. Led by founder Dzhabrail Uruskhanov, this integrated developer handles land acquisition, construction and property management in-house. Its flagship, Rockhill Tower in Aalia, starts from AED 273,353 with handover scheduled for 2029. It offers an affordable gateway into the UAE market, a short drive from Dubai.
