Al Ameera Village 5 - D4

About this project

Nearly half the price settled after handover, and a single ground floor apartment

On the D4 tower at Al Ameera Village 5, the buyer pays 48% of the price over the four years following handover. GJ Properties has set the completion date at December 30, 2027. The building is part of the fifth phase of a large residential complex by the developer in the Al Yasmeen community in Ajman. It brings together studios, one bedroom and two bedroom units sold on a freehold basis. The ground floor, meanwhile, contains only one residential unit, surrounded by retail space. These two features, the payment structure and the ground floor layout, set D4 apart from its neighbours D2 and D3, which largely share the same floor plan.

5% on booking, 48% spread out after 2027

The payment schedule fits into four lines. The buyer pays 5% on reservation, then 1% per month over the 36 months of construction, totalling 36%. Next comes 10% on handover, followed by 48 monthly instalments of 1% after the keys are handed over. The total adds up to 99%, not 100%, a gap the brochure does not explain and that will need clarifying with the seller before signing. At the point of taking possession, the buyer will have paid out only about half the price. For a buy to let investor, rental income could therefore cover part of the post handover instalments as early as 2028.

Shops and a 147 sqm unit at street level

The ground floor plan allocates most of the space to retail. Only one apartment appears there: a one bedroom unit of 147.66 sqm gross (1,589 sq ft), numbered 01. That is close to 40% more than the one bedroom units on the typical floors. This extra space comes with direct exposure to the bustle of the shops and the lobby's foot traffic. The target buyer is more likely someone after single level space than a tenant seeking quiet. The ground floor retail units also give residents on the upper floors access to nearby services.

Twelve floors stated, a "1st to 15th" typical plan

The project description mentions a ground floor plus twelve residential levels. Yet the brochure's floor plan is labelled "Typical, 1st to 15th". The discrepancy is not trivial: it changes the total unit count by several dozen. Each typical floor lines up two studios, nine one bedroom units and four two bedroom units. The studios measure 59.39 and 61.25 sqm, while the one bedroom units range from 101.20 to 110.74 sqm. Two bedroom units range from 152.37 sqm for unit 12 to 185.77 sqm for unit 11, a spread of over 30 sqm within a single unit type.

Between the E311 and Sheikh Maktoum Bin Rashid Street

Al Yasmeen sits inland in Ajman, set back from the corniche. Tower D4 benefits from two main roads: Sheikh Mohammed Bin Zayed Road (E311), running towards Sharjah and Dubai, and Sheikh Maktoum Bin Rashid Street. Al Hamidiya Park and Ajman Corniche are under ten minutes away. Ajman City Centre, Ajman University, the beach and Al Zorah nature reserve are all between 10 and 20 minutes away. Sharjah and Dubai airports take 20 to 30 minutes, while Downtown Dubai or Al Marjan Island in Ras Al Khaimah take over half an hour, travel times worth checking against peak hour traffic on the E311.

Sand coloured facade, white and grey interiors

The architectural approach stays understated. The facade pairs a light base with beige and sand coloured accents, featuring decorative elements and balconies with glass balustrades. Interior renderings show a neutral palette dominated by white, beige and grey, with no materials specified. On the amenities side, the list sticks to the basics expected of a building in this bracket: lobby, lifts, parking, seating areas and rest zones. Walking paths, leisure spaces and a social zone most likely belong to the village as a whole rather than to this tower alone. GJ Properties, which cites a decade of completed projects in Ajman and the Northern Emirates, applies here a formula already used on D2 and D3.
