Four towers on one shared podium, twenty minutes from the real Downtown

The Central Downtown consists of four towers standing at 25, 22, 26 and 27 storeys, built on a shared podium. The name is a bit misleading. The project isn't located near Burj Khalifa but in Arjan, a residential district of Dubailand about twenty minutes by car from Dubai Mall. AQUA Developments is offering studios and one to three-bedroom apartments, all freehold. Handover is scheduled for September 29, 2028, leaving a construction window of just over three years from the sales launch.

22, 25, 26 and 27 storeys: a stepped skyline

The four towers vary in height, and that choice gives the complex an irregular profile rather than a single uniform block. Each one sits on its own ground floor before all four connect at the podium level, which houses the shared amenities. This layout keeps communal life on one platform and frees up the upper floors for residential units. The developer describes facades and interiors finished in light-toned materials. This is a common approach in Dubai, since lighter shades reduce heat absorption on facades that face direct sun for more than ten hours a day in summer.

Tower 1 looks out over Dubai Miracle Garden

Arjan sits next to Al Barsha South, home to Dubai Miracle Garden, a flower park open every year from October through spring. According to the developer, upper floors in the first tower have a direct view of the garden. Dubai Butterfly Garden, on the same site, is a 5 to 15 minute trip away. As for road access, the district connects to Umm Suqeim Road and Sheikh Mohammed Bin Zayed Road, putting Mall of the Emirates, Palm Jumeirah and Global Village within 20 minutes according to the brochure. There's no metro station serving the area, worth noting for tenants without a car.

From studios to three bedrooms, no villas or penthouses

The unit mix is fairly standard for Arjan: studios, and one, two and three-bedroom apartments. The absence of high-end products like penthouses or duplexes places this project in the mid-market segment. Studios and one-bedrooms are aimed at young professionals working around Al Barsha, Dubai Hills or Motor City. Two and three-bedroom units target expat families looking for more space than they'd get in Dubai Marina for a similar budget. Pet-friendly policies also widen the pool of potential tenants, since many buildings in the city still don't allow pets.

Two cinemas and a basketball court on the podium

The amenities list goes beyond the usual pool-and-gym combo. The complex will include both an indoor cinema room and an outdoor cinema, best used between November and March. A basketball court, a yoga area and a barbecue space under a pergola round out the outdoor offering. There's also a shared jacuzzi, a kids' play area and a prayer room. Ground-floor retail and covered parking address two practical concerns that matter a lot in a district still under development.

Arjan is going vertical

Arjan was originally built up with mid-rise buildings. Bond Enclave, by Pearlshire, tops out at eight storeys for instance, and many of the residences delivered in recent years stay under fifteen floors. With towers reaching up to 27 storeys, The Central Downtown is part of a denser wave of development, alongside developers like ORO24 with Torino. For buyers, this densification cuts two ways. Higher floors keep clear views over Miracle Garden or the skyline. But the district's rental supply will grow by 2028, and competition between similar units will be tougher at handover.
