The unit mix stays straightforward: studios, one and two-bedroom apartments, plus two retail units at ground level. Commercial launch is scheduled for September 2026, with reservations open on an expression of interest basis starting at AED 5,000. Handover is set for the fourth quarter of 2028, on a freehold basis.

488 units served by six elevators

The brochure's technical sheet lists six passenger elevators and one service elevator. Against the total unit count, that works out to roughly 80 apartments per passenger elevator, a fairly typical ratio for a tower of this size in Dubai but one worth checking at peak hours. Entry runs through a glazed atrium, with separate circulation for residents and visitors to the retail units. The facade relies on straight lines and proportioned balconies rather than any dramatic massing. It's a restrained design, built to age well rather than to grab headlines. In a neighborhood where some nearby projects lean on wavy or gold-toned facades, this understated choice signals a focus on function over spectacle.

Studios from 34 sqm to two-beds at 108 sqm

Starting sizes given are around 34 sqm for a studio, 64 sqm for a one-bedroom and 108 sqm for a two-bedroom. These figures sit at the upper end of Arjan's range for smaller unit types, and the two-bedroom clearly exceeds what many competing projects in the area offer. Every unit comes with floor-to-ceiling windows and a private balcony. Kitchens feature built-in Teka appliances, a Spanish brand common in the upper mid-market segment. Buyers choose between two interior finishes, a light palette with soft tones and a dark palette with warm contrasts. This kind of customization option remains uncommon in towers of this scale and could factor into resale or rental value.

Golf simulator and badminton on the podium

All amenities sit on the podium level, landscaped as a communal outdoor space. It includes an infinity pool, a kids' pool, a gym for weights and cardio, a zen garden and a barbecue area. Two features stand apart from what's typical in Arjan towers: a golf simulator and a badminton court, alongside table tennis. An outdoor playground and open-air lounges round things out, along with a sauna. The mix clearly targets families and young professionals living on-site rather than short-term renters. It remains to be seen how well these spaces will hold up under use from nearly 500 households.

Five minutes from Miracle Garden and Mediclinic Parkview

The brochure quotes a five-minute drive to Dubai Miracle Garden and Mediclinic Parkview hospital, two immediate neighborhood landmarks. Kings School Al Barsha and Safa Community School are listed at ten minutes, as are Dubai Autodrome and the Dubai Polo and Equestrian Club. Mall of the Emirates, Palm Jumeirah, JBR and Downtown are roughly twenty minutes by car. Both airports, DXB and Al Maktoum, sit around thirty minutes away each, putting the tower roughly midway between the city's two air hubs. Access runs via Sheikh Mohammed Bin Zayed Road and Umm Suqeim Street, toward Dubai Hills, Arabian Ranches and Jumeirah Village Circle. Arjan has no metro station, so a car remains essential, which explains the emphasis on the parking ratio.

AQUA returns to Arjan with a full pipeline

AQUA Developments claims a portfolio worth more than 2 billion dollars and over 3,400 units. The developer has already delivered several buildings, including The Community in Jumeirah Village Triangle, O Ten, J5 and J8, as well as The Community Sports Arena in Dubai Sports City. It also operates the Tumbi Hotel on Palm Jumeirah, marketed as the first Tapestry Collection by Hilton property in the UAE. In Arjan, AQUA is simultaneously running a commercial building and The Central Downtown, on top of The Community Motorcity due in 2028. That concentration of projects landing in the same delivery window is worth watching for off-plan buyers. Still, the developer's track record on handovers works in its favor across Dubai's southern mid-tier neighborhoods.
