Layan, the fifth Masaar 3 launch, banks on layout variety rather than one-upmanship

Arada Properties has launched Layan, the fifth phase of Masaar 3, in the Al Rowdat Suburb area of Sharjah. The masterplan for this phase counts ten distinct unit types. They range from a two-bedroom townhouse of 1,959 square feet (about 182 square metres) up to a standalone five-bedroom villa called the Forest Signature Villa. Handover is set for 30 September 2029, on a freehold basis. For a buyer who has followed Masaar's rollout since its earliest phases, the question is no longer whether the concept works. It's more about what Layan adds to the phases already on the market, Sedra among them.

Ten layouts, from the two-bedroom to the Forest Signature Villa

The brochure sets out a wide range. On the townhouse side, there's a two-bedroom in versions A and B, two three-bedroom variants, a corner or end-of-row three-bedroom, and a standard four-bedroom alongside its corner version. On the villa side, Arada offers a four-bedroom villa, a Signature Villa in both four and five-bedroom configurations, and finally the five-bedroom Forest Signature Villa. This last one is likely positioned along the tree-lined belt. Corner units matter at resale, since they come with an extra facade and typically a larger garden. The developer notes that some layouts may be delivered as mirror-image versions and that measurements remain indicative until construction is finalised.

Maid's room from the smallest townhouse up

The most telling detail shows up in the smallest unit. The two-bedroom townhouse type A splits 1,081 square feet on the ground floor and 878 upstairs. Even so, it includes a maid's room with bathroom, a laundry room, a guest bathroom, balconies, a private garden and a covered parking space. The master suite has a walk-in closet. This level of provision on a two-bedroom unit clearly targets families rather than singles or childless couples. Every home comes fitted with a hob, hood, washing machine and dryer, plus built-in home automation.

Swimmable lagoon, a women-only pool and Zad food trucks

The Masaar 3 masterplan lists thirteen numbered amenities. The most visible is a swimmable lagoon ringed by trees, with a landscaped waterfall. Less common on the UAE market, one community pool is reserved for women, alongside a family pool. This choice speaks directly to what local and regional buyers expect in terms of privacy. There's also a food truck park under the Zad brand, a mosque, a duck pond, an open-air cinema, basketball and padel courts, a cafe, a community centre and an adventure trail for children. Each gated district also has its own facilities on top of this.

Direct access to Khorfakkan Road

Layan has direct access to Khorfakkan Road and links easily to Emirates Road (E611). According to the developer, Masaar Central, Tilal Mall, Nasma Central Park and Sharjah Mosque are five minutes away. Sharjah International Airport, University City and Aljada are about fifteen minutes away. Dubai International Airport and Sharjah Corniche are twenty minutes away. These drive times come from the brochure and tend to run optimistic during rush hour on routes towards Dubai. The neighbourhood also sits a few minutes from Masaar 1, Masaar 2 and Khaled Bin Sultan City, placing it within an already lived-in residential area.

Arada builds out its eastern Sharjah cluster

Arada built its name in Sharjah with Aljada and the early phases of Masaar, which serves as the showcase for its gated, tree-lined neighbourhood model. The overall masterplan calls for 4,000 villas and townhouses spread across eight gated districts, linked by a green belt of more than 100,000 trees and jogging tracks. Running five launches in a row within Masaar 3 points to steady demand, but it also adds to the supply that will hit the secondary market between 2027 and 2030. An investor would do well to weigh Layan against neighbouring phases on plot orientation and proximity to the lagoon. Since freehold ownership opened up to all nationalities in Sharjah, this type of product has also drawn expats who work in Dubai and want more space for a comparable budget.
