Ardee Developments is selling the third of four towers in its Fairmont Residences complex on Al Marjan Island. The building has a basement, a ground floor and 20 residential floors, all reserved for 1 to 3 bedroom apartments. The three bedroom townhouses and the sea view villas sit elsewhere in the wider scheme. Handover is scheduled for December 2028, on a freehold basis. For a buyer, coming in through tower 3 means joining a project that's already well underway, with neighbours who will have already tested the hotel management on site.

Buying into act three of a phased complex

A scheme split across four towers rarely sells as a single block. The early phases set the reference price, and the later ones benefit from market feedback. Tower 3 therefore sits at a middle point: the location and the brand no longer need proving, but the fourth tower has yet to launch. Buyers still need to accept that construction will continue around them after their own handover. It's worth asking the developer for the exact timeline on tower 4 and the sequence in which shared facilities will come online.

Twenty floors, 1 to 3 bedrooms only

The unit mix in this tower is deliberately narrow. No studios, no penthouses listed in the documentation: just one, two and three bedroom apartments. The one bedroom units are geared toward short term rental, an easier business to run with a hotel brand attached. The three bedroom units target families, who'll get use of the kids' club and the children's pools. The upper floors, with the best exposure toward the Persian Gulf, should logically attract the strongest demand.

Fairmont, an Accor brand

The Fairmont name belongs to the Accor hotel group, which already runs it from Dubai to Ajman in the region. On a branded residence like this one, the name translates into actual services rather than just a logo on the building. The list includes concierge, housekeeping, laundry and valet. The plan also includes a dedicated lounge for drivers, a detail that says a lot about the target buyer, often from the Gulf. These services come at a cost: service charges here will run higher than in a standard building on the island, and that needs to be factored into the numbers before signing.

An adults only pool, and a splash pad for the kids

The amenity layout keeps the two crowds firmly apart. An adults only pool comes with its own deck and bar. Families get their own pool, plus a children's pool and a water play area. On the sports side there's padel, tennis, basketball, a yoga studio, a gym, a sauna and a hammam. A private beach, a cinema, a games room, a dog walking area and EV charging points round out the offer, with cafes, restaurants and shops occupying the base of the complex.

15 minutes to RAK airport, 45 to DXB

According to the developer, Ras Al Khaimah International Airport is 15 minutes away and Dubai International (DXB) is 45 minutes away. That second figure assumes smooth traffic on the E311 and looks optimistic during peak hours. Al Hamra Village, with its golf course and marina, is 10 minutes away. The real driver behind the island is Wynn Al Marjan Island, the first licensed casino in the UAE, expected to open before the tower's own handover. That neighbour explains why so many competing projects are stacking up on the archipelago, which will push landlords to compete on service rather than on the view alone.
