Waterfall, reflecting pool and glass lift: Arista fits out each villa like a hotel

The four bedroom villa at Wadi Villas has a built up area of 6,545 sq ft (around 608 sqm) on a plot of 4,575 sq ft (around 425 sqm). The built area exceeds the plot size by roughly 43%, which calls for multiple floors connected by a glass capsule lift. Arista Properties is capping the development at 30 houses with four, five and six bedrooms in Meydan's District 11, within Mohammed Bin Rashid City. Each unit comes with its own private pool, an indoor waterfall and a reflecting pool. Handover is set for 31 December 2026, on a freehold basis.

HBA designed the interiors, Coopers Hill the gardens

The developer brought in HBA, a firm known mainly for its hotel work, and that background shows in the layout. The plan includes a double height entrance, a spiral staircase and a formal kitchen kept separate from a service kitchen. Landscape architect Coopers Hill, in business for more than 40 years, designed both the shared green spaces and the individual villa gardens. Outside, the facades are finished in stone and lined with bronze toned metal detailing. The massing steps back in tiers, with terraces and balconies, and large glazed openings bring light into the interior.

An inner courtyard, with water brought indoors

The brochure describes internal courtyards, secluded gardens and an indoor "water landscape." In practice, the four bedroom villa lines up a pool, a waterfall and a reflecting pool, three separate water features on a plot of barely 425 sqm. The approach turns the house inward rather than toward the street, a courtyard logic common in regional architecture. The four bedroom layout is described as garden facing, with a view over the park. Maintaining these features will come at a cost, and buyers would do well to ask for a service charge estimate before signing.

Driver's room, maid's room, two covered parking spots

The project is clearly aimed at families who employ live in staff. The four bedroom floor plan includes a maid's room, a driver's room, a service area with its own kitchen, and two covered parking spaces. Each of the four bedrooms has its own bathroom and dressing room. A living room, dining room, family lounge, terrace and barbecue area round out the layout. The clubhouse even has a waiting room set aside for drivers, a detail rarely found in nearby project listings.

A 25 metre pool and a cinema room at the clubhouse

For just 30 households, Arista has built a full clubhouse. It includes a 25 metre infinity pool, a cinema room, a coworking space, a library, a games room and a gym. A cafe, a restaurant terrace for residents and a rooftop terrace are also planned, along with a concierge service. The clubhouse looks out onto the "Wadi," a landscaped waterway lined with a timber promenade that gave the project its name. Access to the community is through a guarded entrance, with 24 hour surveillance.

Thirteen minutes from Dubai Mall, eighteen from the airport

The brochure places Meydan Golf at a 9 minute drive and Dubai Mall at 13 minutes. Business Bay is 14 minutes away, while DIFC and Dubai International Airport (DXB) are both 18 minutes. Kite Beach and Jumeirah Bay Island are 21 minutes away, with Dubai Media City and Palm Jumeirah at 24 minutes. These off peak drive times come from the seller, and the GenieMap listing gives slightly longer figures, putting the airport closer to 20 minutes. District 11 already has several high end villa developments, and Wadi Villas stands out mainly for its small number of units.

Turnkey by end of 2026, 40/60 payment plan

The villas are handed over finished and matching the marketing visuals, apart from furniture and light fixtures. Italian kitchens and dressing rooms are included, though the brochure does not yet name the manufacturers. The payment plan is set at 40/60. Following standard Dubai practice, that means 40% paid during construction and 60% on handover, pushing most of the payment burden to late 2026. Buyers should check the exact payment schedule and construction progress, as the deadline is tight for a project of this size.
