About this project
A ten-level building wired into Mohammed Bin Zayed Road
One minute separates Azizi Jewel from the Mohammed Bin Zayed Road interchange, the artery that runs the length of Dubai from north to south along the inland side of the city. That figure, which the brochure puts front and center, carries more weight than any line about interior finishes. The building itself is modest in scale: a ground floor, two podium levels, seven residential floors and a roof. Azizi Developments is selling only studios and one-bedroom apartments here, all freehold. Handover is scheduled for 30 March 2027. The project is therefore aimed at a specific audience: tenants who work in the southwestern half of the city and spend much of their day driving.
Seven residential floors on a three-level podium
Azizi Jewel's massing is low for Al Furjan, where several recent schemes run past a dozen floors of apartments. Here, the podium takes up three levels (ground floor plus two podium floors) before the seven residential floors begin. No basement is mentioned, and the amenities list points to outdoor parking. That's worth checking for any buyer, since an open-air parking lot under the summer sun doesn't offer the same comfort as a covered garage. On the facade, the developer points to glazed surfaces and landscaped grounds, without naming an architecture firm. The interiors are described as having large windows and quality materials, though no brand or supplier is referenced anywhere in the documentation.
Jafza and Ibn Battuta seven minutes away
The drive-time table published by Azizi maps out an employment zone rather than a leisure destination. Jebel Ali Free Zone (Jafza) and Ibn Battuta Mall are both listed at 7 minutes, as is Al Furjan metro station, served by the Red Line via the Route 2020 extension. Dubai Marina and JBR sit at 10 minutes, Expo City Dubai at 12, and Palm Jumeirah along with Al Maktoum International Airport (DWC) at 15. DIFC and Business Bay, by contrast, require 25 minutes, which places the project clearly outside the financial district. These figures assume driving outside peak hours, so a cautious investor would want to test them during the morning rush on Sheikh Zayed Road.
Small units built for Jafza and Media City workers
The studio and one-bedroom mix lines up with an identifiable rental demand in this part of the city. Staff working at Jafza, Dubai Media City, Dubai Internet City and the Expo City cluster tend to look for compact, moderately priced housing without a long commute across town. A childless couple or a professional on a two- or three-year posting fits the typical tenant profile. The brochure also mentions a family-friendly setting, though a one-bedroom layout quickly limits that use case. The families likely to be drawn here are those with a young child, a point underscored by the presence of a kids' pool.
Shared pool, kids' pool and ground-floor retail
The amenities match what you'd expect from a mid-sized residential building, with no spa and no private cinema. The shared pool comes with a separate kids' pool and a play area. A shared gym, barbecue zones and pedestrian walkways round out the offering. The feature most likely to matter day to day is probably the retail and cafe space planned at ground level, which saves residents from having to drive for everyday errands. Security runs around the clock, backed by CCTV.
Azizi keeps adding addresses in Al Furjan
Azizi Developments presents Jewel as one more piece of its local portfolio, and the brochure explicitly points to the group's many residential projects already in the neighborhood. Azizi Neila, launched with the same studio and one-bedroom focus and also due for handover in 2027, is the closest comparison. That concentration cuts two ways for a buyer. The developer knows the area and its administrative timelines well. But several hundred small units from the same group will land on the rental market around the same time, which will put pressure on competition among landlords. The March 2027 timeline is still one to check against progress reports published by the regulator, RERA.
