About this project
In Motor City, Binghatti ripples its facade to carve out a terrace on every floor
Forty residential floors sitting on a six-level podium: Binghatti Sky Terraces breaks with the usual scale of Motor City, a district known for its mid-rise buildings and quiet streets around the Autodrome. The developer, mostly associated with Business Bay and its towers co-branded with Bugatti, Jacob & Co or Mercedes-Benz, takes a more family-oriented approach here. The project's name sums up its main selling point. The facade deliberately ripples to create deep terraces that shift from one level to the next, rather than the narrow bolted-on balconies you often see elsewhere. Units range from studios to three-bedroom apartments, with retail space at the base of the tower, and handover is scheduled for 30 April 2028.
51 levels, 40 of them residential
The developer has laid out the building's section in detail. It comprises two basement levels, a ground floor, six podium levels, forty residential floors, two technical levels and a rooftop. The podium houses covered parking and part of the amenities, freeing up the upper floors for apartments. The plans released so far carry the label "Tower A", a detail worth confirming with the developer since it may point to a later phase. The project is sold on a freehold basis, in line with most of Motor City's housing stock.
Staggered terraces instead of bolted-on balconies
The brochure openly claims this structural choice: a so-called dynamic structure produces deep, stepped terraces on every level. In practical terms, the slabs push forward and pull back along the facade, creating the wave effect visible from the street. For residents, the appeal lies in the depth. A terrace that can fit a table and chairs serves a very different purpose than a one-metre loggia. This choice also comes with a cost in facade area and waterproofing, a point that careful buyers may want to raise at handover.
Travertine, European walnut and Corian inside
Binghatti publishes a detailed materials list, something still uncommon in this segment. It combines travertine, decorative marble, European walnut, Corian, textured paint and metallic finishes in chrome and bronze. The overall palette leans toward stone and wood tones, designed to reflect the light coming in through the terraces. Every unit is said to come with home automation features. The developer has not yet specified kitchen or bathroom fixture brands, a detail worth asking about before booking.
Padel, a shallow pool and a jogging track
The amenities list clearly targets families. The podium includes an infinity adult pool paired with a shallow area, a children's pool with water play features, and a play area. On the sports side, residents get a padel court, a tennis court, an indoor gym, a yoga space and a jogging track. Landscaped terraces and a family lounge area round out the offering. Ground-floor retail should cover everyday needs without requiring a car.
Five minutes from the Autodrome, twenty from the Burj Khalifa
Motor City sits in southern Dubai, between Al Qudra Road and Sheikh Mohammed Bin Zayed Road (E311). According to the developer, the Autodrome is five minutes away by car, Miracle Garden eight minutes and Global Village twelve minutes. Expo City and Meydan with its racecourse are given as fifteen minutes away. Dubai International Airport (DXB), Burj Al Arab and Jumeirah Beach are listed at eighteen minutes, and Downtown Dubai with the Museum of the Future at twenty, all timings measured outside peak hours. The district has no metro connection, which makes a car more or less essential.
Against Ananda and 15 Cascade, a mid-range scale
New-build competition in Motor City is not in short supply. 15 Cascade, by IMAN Developers, tops out at fifteen floors, while Ananda Residences comprises two towers of 54 floors with 982 furnished units. Sky Terraces sits between the two, with a single tower and a pitch built around private outdoor space. The mix of studios to three-bedroom units allows the project to target both expat families already settled in the area and buy-to-let investors drawn to smaller units. The developer itself points to this dual target audience in its marketing materials.
