Sierra bets on a 7,000 sqm amenity deck to stand out at Motor City

About 75,000 square feet, close to 7,000 sqm: that's the area IMAN Developers has set aside for Sierra's shared amenities, all grouped on a single level on the first floor. The figure is unusual for a residential tower in Motor City, a district better known for mid-rise buildings and townhouses. Above this base, the developer stacks forty one floors of apartments, sitting on a basement and a ground floor. The offering runs from studios to four bedroom duplexes with private pools, with retail units at ground level. Handover is set for June 30, 2029, on a freehold basis.

Forty one residential floors on a single podium

Sierra's silhouette rests on a straightforward idea: a large amenity platform at the base and a residential tower rising above it. The developer highlights wide panoramic glazing and clean lines, though no architect has been named at this stage. With forty one floors of apartments, the building will clearly outstrip most of its neighbours. Velos, another recent residential project in the area, tops out at thirty storeys. This height gives upper floor units open views over the Autodrome and Dubai Sports City, a concrete selling point for resale of high floor units.

Spa, padel and coworking gathered on the first floor

Rather than spreading amenities between the rooftop and ground floor, Sierra concentrates them on its first floor deck. There you'll find an infinity pool with a floating deck and loungers, cabanas, a kids' pool and splash area. The wellness offering includes a spa with sauna, steam room and shared jacuzzi, alongside yoga and meditation spaces and a zen garden. On the fitness side, the list is long: a gym, a CrossFit zone, a climbing wall, a half basketball court, a padel court and table tennis. A coworking space, meeting rooms, a library and a residents' club clearly target those who work from home.

From studios to four bedroom duplexes with pools

Sierra's unit mix covers a wide range. Studios and one or two bedroom apartments make up the bulk of the programme and target both young professionals and buy to let investors. At the other end, the four bedroom duplexes with private pools stand out as the most distinctive product. This type of unit remains rare in a Motor City tower and appeals to families who typically weigh apartments against villas. Detailed floor areas and layouts aren't yet available in the documentation, something buyers will need to check before reserving.

Hessa Street one minute away, other travel times need context

The brochure places Hessa Street and First Avenue Mall one minute from the project, which fits with Motor City's position along these roads. For farther destinations, figures vary depending on the source. The developer quotes 10 minutes to Dubai Marina and Bluewaters, 15 minutes to Palm Jumeirah and 23 minutes to Downtown. Other estimates put Bluewaters at 17 minutes, Palm Jumeirah at 20 minutes and both DXB and Al Maktoum airports at 27 to 28 minutes. Outside peak hours, the higher end of these ranges looks more realistic, and the district still has no metro station.

Mid-2029 handover in a district that's densifying

Motor City is changing shape. Alongside its established low rise clusters, residential towers and office buildings are now appearing, such as the O1NE District scheme facing the Autodrome. Sierra will enter this market in summer 2029, leaving a construction window of just over three years. IMAN Developers, already active at Al Sufouh with 113 Residences, is shifting scale here, moving from a nine storey building to a tower of over forty floors. For investors, tracking construction progress and the escrow account will naturally be a point to watch.
