About this project
Sobha Solis Tower C: 19 units per floor on a podium shared by four towers
Sobha Realty is spreading roughly 2,316 apartments across four towers built on a single podium in Dubai Motor City. Tower A alone accounts for close to 766 units, while Towers B, C and D split the remaining 1,550 or so. Sobha Solis Tower C is the third in the lineup. It consists of a ground floor, 31 residential levels and a rooftop, with one to three bedroom apartments on offer. Handover is scheduled for 30 December 2027, on a freehold basis. What sets this launch apart has less to do with the tower itself than with the podium it shares with its neighbours and its direct proximity to the Dubai Autodrome circuit.
Four towers, one 4 acre podium
The podium spans about 4 acres, a little over 1.6 hectares. It rises across four levels, and the top floor is fully landscaped, placing gardens and water features above the parking rather than at ground level. Internal roads run 7 metres wide. Retail parking is kept separate from resident parking, both at podium level and on the surface, and each tower has its own entry and exit points. For a scheme of more than 2,300 homes, this separation of traffic flows matters: it limits crossover between shoppers, delivery staff and residents. Each tower also gets its own lobby, avoiding the single shared entrance typical of very large developments.
3.4 metre floor to ceiling heights and a gas kitchen
Each floor in Tower C holds 19 apartments, a high density that Sobha offsets with 6 to 8 elevators per tower plus a dedicated service lift. Floor to ceiling height reaches 3.4 metres, and every unit comes with a balcony at no extra cost. On finishes, the spec sheet stays fairly plain: matte paint with skirting in the living room and bedrooms, porcelain tiling in the bathrooms, reconstituted stone countertops and laminate or melamine kitchen cabinetry. What stands out is the included appliance package: oven, gas hob, extractor hood, fridge freezer and washer dryer from recognised brands. Gas cooking is still uncommon in Dubai's new towers, most of which run electric, and it will appeal to families who cook often.
An Arsenal designed gym and a terrace facing the track
The developer lists more than 30 amenities, but three stand out. The first is a gym designed with Arsenal FC, fitted with equipment comparable to what the London club's players use. The brochure notes, however, that this branding is tied to the continuation of the Sobha-Arsenal partnership and will only run for a set number of years, so buyers shouldn't treat it as a permanent fixture. The second is a leisure pool set in a sunken courtyard surrounded by trees, with several indoor spaces grouped around it. The third is specific to the location: an observation terrace overlooking the Autodrome circuit. On top of that there are tennis and padel courts, cricket nets, a climbing wall, a music studio, a library, a coworking space, an outdoor cinema and a dog park.
District cooling and a double glazed facade
The tower is connected to a district cooling network, which cuts electricity use compared with individual AC units. Condensation water from the air handling system is recycled to irrigate the green areas. The facade is a floor to ceiling glazed curtain wall with double glazing, marketed as insulating against both heat and noise. That second point matters in Motor City, where track days generate noise on certain days. Sobha also points to its use of regionally sourced concrete, steel, plaster, insulation and tiling, along with EV charging points within the limits set by local regulations.
Between Emirates Road and Mohammed Bin Zayed Road
Motor City sits at the junction of two major roads, Emirates Road and Mohammed Bin Zayed Road. First Avenue Mall, with its hotel, and The Ribbon Mall are both about five minutes away. Downtown Dubai, Dubai Mall, JBR and Dubai Marina are roughly 20 to 25 minutes out, and Jumeirah Public Beach or Dubai International Airport (DXB) about half an hour. The area has no metro station, so a car remains essential. Sobha is already developing Sobha Orbis nearby, a scheme of close to 2,900 units weighted heavily toward one bedroom apartments. Solis targets a somewhat different buyer, with a range running up to three bedroom units and a sports focused amenity package aimed at families and people working from home. Investors should nonetheless factor in the competition these two projects, handed over just months apart, will create for each other on the local rental market.
