About this project

59.2 metres, a suspended walkway and the Fashion TV licence for BNW in Ras Al Khaimah

Acacia by Fashion TV rises to 59.2 metres on Al Marjan Island. Behind that figure sit two basement parking levels, a ground floor of amenities, twelve residential floors and a two-tier rooftop deck. BNW Developments is behind the project and handed the design to Conin International. The Fashion TV channel lends its name to the scheme. Every unit is sold furnished, from one bedroom apartments up to a four bedroom penthouse laid out as a duplex or triplex, with handover set for 30 June 2028. The most telling detail in the brochure is architectural: a pool built above a restaurant, connected to the main tower by a walkway.

Conin International designs a tower with angled wings

The building is not a single block. It splits into wings, angled so some facades face the sea and others look onto gardens, with landscaped courtyards slotted between them. Conin International leans on large glazing, clean lines and a series of stepped terraces that open up the views as you go higher. The brochure makes a point of natural ventilation and daylight, two features that matter in a climate where air conditioning runs for most of the year. Fast elevators serve the floors. The first residential level also houses a few amenities, which leaves eleven floors given over entirely to housing.

The northeast pool sits above a restaurant

At the northeast corner, the infinity pool sits above a restaurant open at ground level. A walkway links it to the tower, so residents reach it without cutting through the dining area. Above the pool, a gym looks out over the sea. To the southwest, the developer has set aside the landscaped section: gardens, meditation zones, walking paths and barbecue corners with fire pits. There is also a children's pool, a play area, a gaming space and an observation deck with water features. Some units come with a private jacuzzi or pool, though the brochure does not specify which.

From furnished one bedrooms to a four bedroom triplex

The scheme covers one to three bedroom apartments, all delivered furnished with a kitchen fitted with high end appliances. At the top of the tower, the four bedroom penthouses spread over two or three levels. This mix targets two distinct buyer profiles. The smaller furnished units suit buyers planning short term rentals, a model that fits an island built around hospitality and leisure. The duplexes and triplexes, on the other hand, are aimed at families or buyers looking for a second home with more space. Freehold status, open to foreign buyers, applies across all units.

Seven minutes from the future Wynn Resort

The brochure sets out drive times in detail. Rixos Bab Al Bahr and the Al Marjan Island boulevard are 6 minutes away, the Wynn Resort 7 minutes. The latter, set to open the first casino in the UAE, is driving much of the value story for the whole island. Al Hamra Mall, the Waldorf Astoria and RAK Central sit 11 minutes away, Al Hamra golf course 13 minutes. As for airports, RAK is 34 minutes away, Dubai International 56 minutes, and Al Maktoum an hour and a half. Acacia therefore works mainly as a holiday or short let address, less so as a primary residence for someone based in Dubai.

Fashion TV up against Elie Saab on the same island

Acacia is not the only project on Al Marjan Island built around a fashion brand. La Mer by Elie Saab plays the same card a few hundred metres away, while Nikki Beach and Emaar's Address cover the hotel licensing angle. At twelve floors, Acacia stays more compact than several of these neighbours, which could limit competing supply inside the building itself once units hit the rental market. BNW Developments is mainly known in Dubai, where it is also developing Orvessa in Al Furjan on a comparable scale. One thing for buyers to flag: the brochure reviewed still contains a paragraph of Latin filler text, a sign the marketing document is not entirely finished. Buyers should ask for final floor plans and contractual areas before booking.
