Aqua Maya rises nine residential levels above two basements and a ground floor, topped by a rooftop deck. On Al Marjan Island, where Emaar is building towers of 17 to 23 storeys and Rosso Bay Residences totals 803 units, this scale puts the BNW Developments project in a category of its own. The brochure itself calls it a "boutique" address, and here the numbers actually back up the claim. Apartments range from 1 to 4 bedrooms and come furnished at handover. Keys are due on 30 December 2027, shortly after the announced opening of the Wynn complex on the island. The project is sold freehold, as is standard across the archipelago.

Wave-shaped balconies that shape the facade

The architectural concept rests on a single element: the balconies. Their slab edges follow a curved line from one floor to the next, giving the facade a swell-like motion visible from the coast. Tones stay light and earthy, with no mirrored glass effect. At night, discreet lighting traces these curves rather than flooding the whole building. The building sits on a landscaped podium that links its different sections and holds most of the shared amenities.

1 to 4 bedrooms, handed over furnished

The range covers four unit types, from the 1-bedroom suited to short-term rental to the 4-bedroom aimed at a family settling in year-round. Plans point to large glazed openings, kitchens positioned to free up the living room, and balconies treated as an extra room. Renderings also show penthouses with a dedicated living area and an extended terrace, placed on the top floors. Some units face the pool and gardens rather than directly onto the Arabian Gulf, a point worth checking unit by unit before booking. Furnished handover shortens the gap between key collection and the first rental listing.

Separate pools for adults and children

The amenity program clearly targets families. An infinity pool occupies the main deck, backed up by a separate adults-only pool and a children's pool, avoiding the sometimes awkward mix found in holiday residences. A covered play pavilion and an outdoor play area cater to younger residents, while terraces with family seating, cabanas and a barbecue area serve as gathering spots. On the fitness side, an indoor gym and a yoga studio round out the offer. Shops and a café on the ground floor cover everyday needs without having to take the car.

Cross ventilation and shaded courtyards

BNW highlights a design geared toward natural ventilation and daylight optimization. In practice, the brochure mentions shaded courtyards, open spaces exposed to sea breezes, and planted paths around the podium. In a climate where air conditioning runs eight months a year, these choices could ease energy bills and service charges. That said, the developer does not cite any specific environmental certification, so the claim still needs confirming against the final technical specifications.

Five to eight minutes from the Wynn construction site

From Aqua Maya, the Al Marjan Island boulevard, the DoubleTree by Hilton and the Wynn Resort are all five to eight minutes away by car. Wynn, the first licensed gaming resort in the UAE, is the main driver of tourist demand on the island. Ras Al Khaimah International Airport sits about 35 minutes away, Dubai International is 55 minutes out, and Al Maktoum is an hour and a half. These travel times suit an owner splitting time between Dubai and the RAK coast. Up against big neighbouring names like Emaar, DAMAC or Aldar, Aqua Maya banks on a smaller owner community, meaning less crowded common areas during peak season.
