About this project

Wave-shaped balconies over a retail podium in Al Furjan

Two basement levels, a ground floor, two podium levels, then around a dozen residential floors topped by a rooftop amenity deck: Orvessa follows the mid-rise footprint that dominates Al Furjan. What sets it apart is the facade. Developer BNW Developments has drawn up undulating balconies meant to echo the movement of a swell, with planters worked into the slab edges to soften the outline. The unit mix sticks to three layouts (one, two and three bedrooms) and includes ground-level retail. Handover is set for 30 September 2028, on a freehold basis. Before signing, though, buyers will need to clear up several inconsistencies in the marketing material.

A curved facade in a neighbourhood of straight blocks

Al Furjan has largely been built out with small, rectilinear buildings, often rendered in light tones and hard to tell apart. Orvessa breaks from that pattern. The brochure describes a flowing facade where each balcony traces a wave, with built-in planters softening the silhouette. Inside, the layouts call for floor-to-ceiling windows and pared-back finishes. No architecture firm is named, which makes it impossible for now to compare this design language to earlier work by the same team.

Twelve floors or fourteen: the paperwork disagrees

The official brochure states 12 residential floors. The listing sheet circulated by portals puts the count at 14 and even credits the project to REEF Developments rather than BNW. Another red flag: the marketing copy refers to the building as "Elegancia," which points to a likely rebrand mid-sale. None of this is disqualifying on its own. But an investor should ask for the RERA registration number, the exact name of the selling entity and the final section plan before handing over any money. Those three documents will settle both the real building height and the identity of the developer of record.

BNW, a developer with its base mostly in Ras Al Khaimah

BNW Developments made its name in the north of the country. Its portfolio includes Tonino Lamborghini Residences on Al Marjan Island and two Radisson Blu branded towers at RAK Central, projects built around hotel or design brand tie-ins. Orvessa takes a different approach: no brand attached, just a standard residential building in a neighbourhood of families and working professionals. So in Al Furjan, the developer will be judged on execution rather than on a licensing deal.

Three unit types and podium retail

The unit mix stops at one to three bedroom apartments, with no studios and no penthouses. That choice rules out investors chasing the lowest entry price for short-term rentals. It instead targets long-term tenants, couples and families, who already make up the bulk of demand in the area. The two podium levels house shops and dining, which could bring some activity to the base of the building. In exchange, residents will share access points with outside footfall, something worth checking on the circulation plans.

Rooftop pool, hammam and coworking space

The amenities list runs long, but three items stand out. The pool sits on the rooftop with city views, whereas many neighbouring buildings place theirs on the podium. The wellness area combines a sauna, a hammam and a meditation space. A coworking area, a library and a gaming lounge round things out, aimed at residents who work from home. On top of that there's an indoor gym paired with an outdoor fitness area, indoor and outdoor play areas, and a barbecue spot.

Seven minutes from Al Furjan metro station

The building sits between Sheikh Zayed Road and Mohammed Bin Zayed Road, the city's two north-south arteries. Al Furjan metro station, on the Route 2020 branch of the Red Line, is listed as seven minutes away, as is Discovery Gardens. Dubai Marina is 14 minutes off and Jumeirah Beach 16. Al Maktoum Airport, set to become the emirate's main hub, is 24 minutes away, a long-term selling point for the whole southwest corridor. Schools, clinics and parks are within walking distance, but competition is stiff: Trussardi Residences, Celeste Heights and V1STARA House 2 are all targeting the same catchment area with comparable delivery timelines.
