A corner plot, thirteen floors and a layout dictated by Vastu

Pelagia sits on a corner plot, at the junction of two main roads on Al Marjan Island in Ras Al Khaimah. BNW Developments is building a thirteen storey residential tower above two basement levels and a ground floor. Two roof levels, one lower and one upper, sit on top. The developer says the design draws on Vastu, an Indian architectural tradition that sets room orientation according to natural elements. This is an unusual choice on the island, where most schemes are sold first on a fashion label or a hotel brand. Every unit is handed over furnished, with keys due to be handed over on 31 December 2027.

Vastu applied to a seaside tower

Vastu Shastra sets the position of entrances, kitchens or bedrooms according to compass direction. The brochure doesn't go into detail on the floor plans, but it puts this philosophy at the heart of the design brief. For a buyer from the Indian subcontinent, this is a concrete factor, sometimes a deciding one, rather than a mood board talking point. The Indian diaspora carries real weight in UAE property demand, and few coastal projects in Ras Al Khaimah target that buyer so directly. It remains to be checked, unit type by unit type, how that orientation was actually worked into the layouts.

Wave shaped balconies and recessed corners

The facade uses continuous balconies with wavy outlines, meant to echo the swell of the Gulf. The corners of the building are deliberately carved in to form terraces deeper than average. These recesses add relief to the massing and create outdoor spaces that can genuinely be used, not just handrails for show. The volume steps up at several heights, breaking up the blocky look that corner plots often produce. A dedicated drop off area handles cars at the base of the building, and parking runs across two underground levels.

From one bedroom units to a four bedroom penthouse

The scheme covers one to three bedroom apartments plus a set of four bedroom penthouses on the upper floors. All are sold fully furnished, which makes short term letting straightforward from day one. The floor plans highlight large glazed openings and generous balconies, some facing west over the Arabian Gulf for sunset views. Certain units come with a private plunge pool, and the listing also mentions private jacuzzis. The developer also points to smart home features and a maintenance guarantee.

Two pools at two different heights

Water runs through the shared amenities. One pool sits at ground level, while an infinity pool tops the roof, alongside a rooftop bar and a west facing observation deck. Children get their own pool, a splash pad and both covered and outdoor play areas, which points to a family market as much as a rental one. On the wellness side there's a yoga deck, a zen corner, a hammam, a sauna and a gym. A barbecue area and a handful of ground floor shops round out the offering.

Eight minutes from Wynn, thirty four from RAK airport

The brochure spells out drive times. Al Marjan Island Boulevard is 5 minutes away, the Wynn Resort 8 minutes, Al Hamra Mall 10 and the Waldorf Astoria 11. Al Hamra Golf Club is 14 minutes out, the Royal Yacht Club and Dreamland Aqua Park 16, the Ritz Carlton 25. Ras Al Khaimah airport takes 34 minutes, Dubai International 56, and Al Maktoum 90. Proximity to the upcoming Wynn resort, the first casino announced in the UAE, remains the main driver of value across the whole island. For BNW, which is also developing Taj Wellington Mews on Al Marjan, Pelagia is a second address in the same market, due for handover at the end of 2027.
