About this project

A horseshoe layout and two different heights for BNW's second island bet

Seen from above, Taj Wellington Mews traces a rounded U shape. Its two wings don't match in size: nine storeys on one side, twelve on the other, both sitting on a circular podium. BNW Developments is building this project on Al Marjan Island, the artificial archipelago off Ras Al Khaimah, with handover set for 30 March 2028. Units range from studios to three bedrooms, and every home is sold furnished, on a freehold basis. The brochure highlights an approach rarely seen on the island: interior decor conceived "through an Indian lens", under the Taj name.

Nine storeys on one side, twelve on the other

Each wing sits on two basement parking levels, a ground floor, then residential floors topped by a roof and an upper roof. The three-storey gap between the two wings breaks the symmetry of the horseshoe and steps the silhouette down toward the sea. The curve isn't just a facade trick. It opens the apartments onto a wide arc of views and creates a sheltered space at the center for the pool and gardens. Architects have included balconies on every level and large window openings that allow cross ventilation, a real plus in the Gulf climate.

Travertine, pink Calacatta marble and aged brass

The brochure sets out a material palette more specific than most. Floors are natural travertine, countertops are pink Calacatta marble and hardware is aged brass. Furniture pairs oak and walnut, with velvet cushions and printed fabrics. In the living room, the developer describes a vertically tufted accent wall, framed by metallic trim and lit with recessed spotlights. Backgrounds stay light (an off-white that BNW presents as an eco-conscious choice), lifted by so-called "jewel" tones and gold accents. For a buyer, this mainly means an apartment delivered ready to live in or rent out, with no furnishing budget to plan for.

Studios and three-bedrooms in the same scheme

The mix covers four unit types: studio, one, two and three bedrooms. Furnished studios and one-bedrooms clearly target short-term rentals, a segment boosted on the island by the expected opening of the Wynn resort. Two and three-bedroom units speak more to families from the Gulf or India, looking for a second home under an hour from Dubai. The Taj name and the Indian-inspired decor unambiguously target this second buyer group, well represented in the Emirati market. The total unit count isn't disclosed, but the nine and twelve-storey scale places the project among the mid-sized residences on the island.

Open-air cinema, zen pavilion and banquet hall

The amenities list is long, but three items stand out. An open-air cinema sits within the landscaped grounds, a feature still uncommon in residences on the island. A meditation pavilion and a yoga lawn round out the spa, adding up to a wellness offering that goes beyond a standard gym. Finally, a banquet hall and private meeting lounges cater to family and social gatherings, in line with the target buyers. Add to that an all-day dining restaurant, a poolside bar, a mini-golf course, a kids' water play area and an indoor table tennis room.

Five minutes from the boulevard, 56 from DXB

The developer quotes a 5-minute drive to Al Marjan Island Boulevard, 10 minutes to Al Hamra Mall and 13 minutes to RAK Central. Ras Al Khaimah International Airport is 34 minutes away, Dubai International 56 minutes, and Al Maktoum roughly an hour and a half. These travel times are close to those of neighboring projects, since they all share the same access bridge. The real difference lies elsewhere. Where Aldar, Emaar or DAMAC bet on taller towers and hotel or fashion brand tie-ins, BNW here goes for a lower-rise scale and an Indian cultural theme. The developer already knows the island through Acacia by Fashion TV, and Taj Wellington Mews gives it a second product there, aimed at a different buyer base.
