About this project

378 homes under a Bolognese design name, from studio to mansion

On a plot of 157,941 square feet (roughly 14,700 sqm), BNW Developments plans 394,852 square feet of floor area across 378 units. The building has two basement levels, a ground floor, 15 storeys and a roof level, for a stated height of 64.4 metres. The name on the facade belongs to Tonino Lamborghini, a design house based in Bologna, not the sports car manufacturer. Handover is set for 30 March 2029, on a freehold basis. What sets the scheme apart from its neighbours on Al Marjan Island is mainly its mix: everything from studios to villas and mansions, plus ground floor retail, all within a single development.

Tonino, not Automobili Lamborghini

The distinction matters for a buyer who is partly paying for a brand name. Tonino Lamborghini is the son of Ferruccio, founder of the car maker, and his company has run an independent business in accessories, furniture and hotel licensing since the 1980s. Its headquarters sits in the Palazzo del Vignola, a 16th century palace in Bologna, which the brochure highlights prominently. The interiors draw on the brand's Total Living collections, built around warm neutral tones, natural textures and metallic accents. Creative direction comes from Angela Krieger, with Carlos Rossi handling the interior architecture. What the license actually guarantees in terms of finishes and delivered furniture is something buyers will want to check in the contract.

Cascading terraces shaped around prevailing winds

The silhouette steps down in tiers. The terraces and hanging gardens echo the dune and wave profiles that have become familiar across the island, but here the developer assigns them a climatic role. Their depth is sized to shade the walkways, filter light and protect views from the lower floors. The project also claims passive cooling, shading devices and native planting tied into the shoreline ecosystem. In a climate where air conditioning eats heavily into running costs, these claims are worth verifying with figures once sales launch. Smart home controls manage lighting, temperature and security in each unit.

Studio to mansion in a single scheme

Most projects on the island target one type of buyer: furnished studios for short term rental, or large family apartments. Tonino Lamborghini Residences combines both. The lineup runs from studios to three bedroom units, then penthouses, villas and mansions, the last of these fitted with private pools. Dividing floor area by unit count gives roughly 1,045 gross square feet per unit (including corridors and common areas), a figure pulled upward by the larger typologies. This mix of short stay tenants and permanent owners raises management questions that the owners' association rules will need to settle.

Spa, sauna and yoga laid out as a sequence

The amenities list is long, but three groupings stand out. The first is an indoor wellness zone that runs from gym to sauna to spa with a treatment room and yoga space, laid out to move from workout to recovery. The second covers everyday use for year round residents: a coworking area, meeting room, library and cinema. The third is aimed at families, with a children's pool kept separate from the adult pool, plus covered and outdoor play areas. Cabanas, a bar, restaurants and beach access round out the offer, along with a housekeeping service that makes renting the unit out easier.

36 minutes from Ras Al Khaimah airport

Al Marjan Island's boulevard is a five minute drive away, and the Wynn resort is eight minutes away. Ras Al Khaimah International Airport is 36 minutes out. Dubai International (DXB) takes 56 minutes and Al Maktoum International 90 minutes, which places the project within Dubai's orbit as a second home rather than a base for daily commuting. The target buyer appears to split two ways: the weekend buyer from Dubai drawn in by the Italian name, and the rental investor betting on the island's tourist numbers by 2029. The handover date lines up with several competing projects also completing on the island, a factor worth weighing into any rental projections.
