About this project
A Manhattan hotel brand lands on 120 apartments in Meydan
Of the 120 homes at Arthouse Private Residences, 108 are one bedroom units. That figure tells you more about the project than any marketing line could. Cledor, partnered with Viva Development, is building a low rise block (five residential floors) in Meydan District 11 under the Arthouse Hotel brand, an establishment that has operated for over a century on New York's Upper West Side. The scheme falls into the branded residences category, a segment growing fast in Dubai, but it does so with compact floor plans rather than villas. Handover is scheduled for the first quarter of 2028, on a freehold basis, with payments split evenly between construction and key handover.
From the Upper West Side to Meydan District 11
The Arthouse Hotel New York City occupies a historic Manhattan building, and it's this lineage that Cledor is leaning on. The brochure talks about heritage, architectural integrity and design, but stops short of naming an architect for the Dubai version. Buyers need to keep two things separate: the brand license, which brings name recognition and an aesthetic rulebook, and the actual design of the building, whose authors remain unnamed at this stage. In a District 11 where neighboring projects lean on British or watchmaking references, picking a mid sized New York hotel stands out. It targets buyers drawn to a cultural address rather than a mass market luxury logo.
108 one bedroom apartments out of 120
The unit breakdown leaves no room for doubt: 49 one bedroom apartments, 59 one bedroom plus study units, and just 12 two bedroom apartments. In other words, 90% of the stock sits within the most liquid typology on Dubai's rental market. The study variant, which makes up the majority, answers demand born from remote work and gives owners a spare room to work with. This mix points to a clear target buyer: rental investors chasing young professionals working in Business Bay or Downtown, or childless couples looking for a first purchase under a recognized brand name. The 12 two bedroom units, scarce by design, are likely to go first to smaller families.
Five floors above a basement level
The building stacks a basement, a ground floor and five residential levels. That modest height keeps it in line with the scale of the D11 masterplan, which mixes apartments, villas and townhouses around landscaped grounds. The district is served by pedestrian paths, jogging and cycling tracks, plus swimmable lagoons. The brochure mentions a connected park and biophilic landscaping without giving a size. Kitchens come fully fitted, a useful detail for anyone planning to rent the unit out as soon as the keys are handed over.
Filtered air and on site water treatment
Among the amenities, two stand out as unusual for Dubai: an air filtration and disinfection system, and an on site drinking water purification setup. In a city where air conditioning runs almost year round and many residents still buy bottled water, these installations serve a real practical purpose. The rest of the offering follows a wellness logic: an indoor gym, a yoga studio, a sauna and hammam, plus a juice bar and cafe. On the services side, the project borrows hotel style touches, with concierge, valet, housekeeping and on demand services. An outdoor barbecue pavilion and a children's play area round things out, backed by round the clock security.
Ten minutes from Business Bay, handover in March 2028
The developer quotes a ten minute drive to Business Bay and the Meydan Racecourse, fifteen minutes to Downtown Dubai and Dubai International Airport (DXB). Dubai Marina sits about twenty minutes away, with Palm Jumeirah and Burj Al Arab at twenty five. These times assume driving outside peak hours, since the district has no metro connection. The contractual handover date is set for March 30, 2028. The 50:50 payment plan requires financing half the price during construction, with the balance due at handover, a standard structure that leaves no room for post handover installments.
