Before the towers, Danube built townhouses in Al Furjan

On 20 March 2018, Danube Properties handed over the keys to Dreamz, a townhouse community located in Al Furjan, on the western side of Dubai. The scheme sticks to just two layouts: three and four bedroom townhouses, each with its own landscaped garden and terraces. That profile looks quite different from the developer's current output, now known for 40, 60 and 101 storey towers in JLT, Business Bay and Maritime City. Dreamz belongs to the brand's first generation of projects, launched in the mid 2010s. For a buyer today, the question is no longer about betting on a construction timeline. It comes down to judging a product that has been lived in for several years and is now bought on the resale market.

Seven years of track record rather than a payment plan

Buying at Dreamz means buying an existing, freehold property with a visible history. You can walk through the house, check the wear on common areas, and ask current residents how the owners' association is run. Service charge amounts are already known, which isn't the case with an off plan project. What buyers give up, though, are the staggered payment plans that come with Danube's recent launches, since the deal is structured under standard resale terms. A thorough technical inspection is also worth doing, since finishes installed in 2018 haven't all aged at the same pace.

Three or four bedrooms, nothing else

The developer didn't include any studios or apartments in this scheme. Every house has either three or four bedrooms, with a walk in closet in the main bedroom. That rules out investors looking for a small unit to rent short term. The target is households settled in Dubai for several years, often expat families working in Jebel Ali, Dubai Marina or Dubai Investments Park. The terraces and private garden function as an extra room for much of the year, roughly from October to April. For a landlord, this tenant profile means annual leases and fairly slow turnover.

Italian marble in the living room, fitted modular kitchens

The spec sheet details the finishes with a level of precision that's unusual for a project of this era. Living areas have Italian marble flooring. Kitchens are modular and delivered fully fitted, which spares buyers an extra expense when moving in. Bathrooms use high end sanitaryware, though the brand isn't specified in the available documents. Air conditioning is centralized. On a property handed over in 2018, these elements are worth checking in person: marble scratches over time, and original appliances are often near the end of their lifespan after seven to ten years.

Tennis court, sauna and shared pool

The list of shared amenities goes beyond what you'd typically find in a small townhouse community. The tennis court stands out as the least common feature, since few residential developments in Al Furjan have one. A sauna sits alongside the indoor gym, and a pool deck wraps around the shared swimming pool. Kids get a dedicated play area, while adults have a barbecue space, a social zone and seating areas scattered through the communal gardens. Each house comes with a dedicated parking spot, and the site is monitored by security staff with CCTV coverage.

Ibn Battuta Mall and the metro as reference points

Dreamz sits close to Ibn Battuta Mall and the metro station that shares its name, on the Red Line. That line runs directly to Dubai Marina, Mall of the Emirates and Downtown. According to the developer, Mall of the Emirates and Al Maktoum Airport are roughly ten minutes away by car, and Downtown Dubai around twenty minutes, outside of peak traffic on Sheikh Zayed Road. Since handover, Al Furjan has become denser, with several new buildings going up, including nearby Danube projects like Gemz and Trussardi Residences. That densification has brought in more local retail, but it has also added traffic to the neighborhood's internal roads.
