Gemz narrows as it rises and fits private pools onto its balconies

Fourteen residential floors sit atop a ground level and a podium level, topped by a roof and an upper roof. On paper, Gemz is sized like an average Al Furjan building. Its silhouette tells a different story: Danube Properties opted for a pyramid shape, with floors that narrow as they climb, freeing up terrace space along the way. The developer is positioning it as a future visual landmark in a district made up mostly of villas and low-rise buildings. Handover is scheduled for March 1, 2025, on a freehold basis, which puts the project among the most advanced in the area.

Fourteen stepped floors, a sky lounge on the 13th

The pyramid shape is more than a facade trick. By progressively shrinking the footprint of the upper floors, the design frees up outdoor space that Danube uses for wider balconies and, in some units, private pools. The brochure lists an outdoor sky lounge on the 13th floor, just below the top residential levels. The facades feature panoramic glazing that opens up views toward the Dubai Marina and Jebel Ali skylines. A double height entrance lobby and a sky deck round out the shared spaces the developer highlights. No architecture firm is named in the available documents.

From furnished studios to duplexes with a pool

The unit mix is broad for a building this size. Gemz offers studios delivered furnished, one, two and three bedroom apartments, and duplexes placed on the upper floors. The private pools, built directly into the balcony, are reserved for a select number of units rather than the whole building. It's a recurring Danube signature, also found at Petalz and Oceanz. A few streets away, Azizi Neila sticks to studios and one bedroom units, so Gemz is clearly aiming at a wider audience, from single tenants to families of five.

A cricket net built to match standards

The most unexpected amenity on the list is a cricket pitch with a practice net built to competition standards. That's no small detail in a city where Indian, Pakistani and British communities make up a large share of residents. The shared pool comes with a counter current swimming system and an aqua gym area, which allows for lap swimming even in a modestly sized pool. For families, Danube advertises a nanny daycare service and a 24 hour on call doctor, though the brochure notes both are subject to authority approval. Rounding out the list are a yoga studio, an outdoor cinema, a beauty salon and a fitness room.

Between Sheikh Zayed Road and Mohammed Bin Zayed Road

Al Furjan sits on a residential strip wedged between Dubai's two main north-south highways. The developer places the metro station two minutes away, on the Route 2020 branch of the Red Line serving Al Furjan and Discovery Gardens. Sheikh Zayed Road and Discovery Gardens are listed at four minutes, Ibn Battuta Mall at seven, and NMC Royal Hospital at eight. The ten minute figure quoted for Al Maktoum International Airport is a brochure number worth checking against peak hour traffic. For everyday errands, Al Furjan Pavilion West brings together pharmacies, supermarkets and restaurants, with a Carrefour Market and a Spinneys nearby.

An increasingly crowded neighborhood

Gemz is landing in a district where developers keep multiplying. Deyaar is building Millennium Talia Residences there with hotel management, Danube itself is developing Trussardi Residences nearby, and Azizi has delivered several smaller buildings such as Jewel and Neila. Against that competition, Gemz leans on three concrete selling points: a handover date earlier than rivals slated for 2027, private pools on some units, and a silhouette that's easy to recognize. Danube lists eleven delivered projects and publishes construction progress online. Buyers would do well to check the actual state of the build, and especially whether the approval dependent amenities are up and running, before signing.
