Three low-rise blocks, a central dome and an overwhelming majority of furnished studios

Across the four typical floors of Block 1, Resortz holds 148 units, 132 of them studios. That ratio tells you more about this project than any marketing line. Danube Properties built a cluster of three blocks in Arjan on a four-acre plot, with a shared basement and ground floor topped by four residential levels. Handed over in February 2020, the scheme is sold freehold and open to buyers of all nationalities. Its look departs from the developer's usual glass towers: columns, a two-tone facade and a dome crowning the central block. Behind this neoclassical dressing, the logic is purely rational: small units delivered furnished, built with rental yield in mind.

132 studios out of 148 units in Block 1

The sales plans show an almost mechanical layout. Each floor of Block 1 lines up 37 units: 33 studios and four two bedroom apartments placed at the corners. Most studios run between 450 and 520 square feet (roughly 42 to 48 square meters), while the two bedroom units measure between 1,075 and 1,157 square feet. Block 2 breaks that pattern with a more family oriented mix, one bedroom units from 760 to 980 square feet and at least one three bedroom unit of 1,857 square feet on the first floor. For an investor, this distinction matters: Block 1 runs like a rental building, while Block 2 draws more owner occupiers.

A dome inspired by Florence's Duomo

The sales brochure claims a lineage to classical architecture and Vitruvian principles. In practical terms, this translates into detailed columns running the full height of the facades and a two-tone wall treatment that marks out each part of the building. The central block carries a dome that Danube openly compares to Florence's Duomo. The comparison draws a smile, but it points to a real difference in a district dominated by standard podium buildings. The three blocks frame a garden and a pool, and 34% of the plot is set aside for landscaped grounds, a high share for Arjan.

A living room by day, a bedroom by night

The core sales pitch fits in one line: pay for one bedroom, use two. The apartments come with convertible, European designed furniture, including a fold-down bed that turns the living room into a bedroom at night. The kitchens are modular too, available in several colors and finishes. In the bathrooms, Danube points to Spanish tiling, Italian finishes and fixtures sourced from Milan. This approach lowers the entry cost for landlords and lets a studio rent out like a small apartment, which explains the heavy weighting toward small units.

Squash, sauna and a track around the pool

The amenity list goes beyond what you'd expect from a four-storey building. A jogging track circles the pool, which itself features water features, with a barbecue terrace alongside. The health club groups a gym, a sauna and a steam room. A squash court rounds out the offer, something still rare in Dubai residences at this price point. A multipurpose room houses billiards and table tennis, and a play area is set up for children.

Twenty ground floor shops near Miracle Garden

The ground floor mixes apartments with retail units: nine shops in Block 1 and eleven in Block 2, ranging from 680 to nearly 1,580 square feet. These spaces give residents local services in an area that was still underserved at handover. The site sits next to Dubai Miracle Garden and reaches Sheikh Mohammed bin Zayed Road within minutes. Sheikh Zayed Road, City Centre Al Barsha and the Mall of the Emirates metro station remain within driving distance. With no metro station in walking range, a car is still needed for most trips.

After Glitz, Starz and Miraclz, a lower-rise format

Danube Properties belongs to the group founded in 1993 by Rizwan Sajan, initially known for building materials. Before Resortz, the developer had sold out Dreamz, the three phases of Glitz, Starz Tower, Glamz Residences and Miraclz Tower. To launch this project, it brought on actress Sushmita Sen, Miss Universe 1994, as its ambassador. The payment plan followed the company's standard 1% per month formula, spreading payments over an extended period. With handover completed in February 2020, the product can now be judged on the ground rather than on renderings.
