About this project
Kempinski bets on large duplexes to carve out a place in the Marina
Kempinski has 127 years of hotel history behind it, yet it had never put its name on a residential tower in Dubai Marina. ABA Group is filling that gap with a 47-storey residential tower, with handover set for 30 March 2029. The brochure also links the Devmark name to the project. The unit range runs from one-bedroom apartments to five-bedroom duplexes, a spread rarely seen in a district dominated by small and mid-sized units. Ownership is freehold, as is standard across the Marina. For investors, the real question is what the brand actually adds in terms of services and floor space, compared with the other hotel-branded towers already launched in the area.
47 residential floors above a four-level podium
The tower's layout is spelled out in detail. Three basement levels, a ground floor, four podium levels, then 47 residential floors, two mechanical floors and a rooftop terrace. Shared facilities sit within the podium, keeping them separate from the residences. The facade is deliberately understated. Vertical gardens planted on balconies staggered from one floor to the next are the only element breaking up the volume. This gives the tower a recognisable silhouette in a very dense skyline, without chasing sheer height for effect.
Duplexes with up to five bedrooms
The range splits into two distinct groups. On one side, one and two-bedroom apartments, built for compact living and easy renting out. On the other, two to five-bedroom duplexes, aimed at families already settled in Dubai or buyers looking for a two-level main residence. Finishes follow the same language across every unit type: marble, quartz and travertin, high-end bathroom fittings, premium kitchen appliances. Every unit comes fitted with a home automation system. The five-bedroom duplex remains a rare offering in a Marina tower, where family-sized stock tends to lean toward penthouses instead.
25-seat cinema and a climate-controlled golf simulator
The amenities list runs long, but three items stand out. The podium houses a private 25-seat cinema reserved for residents, fitted with dedicated audiovisual equipment. A climate-controlled golf simulator lets owners work on their swing without facing the heat, a relevant feature just ten minutes from Emirates Golf Club. The basketball and padel courts are shaded, making them usable during the day even in summer. On top of that come an infinity pool, indoor and outdoor gyms, a yoga studio, a jogging track, a zen garden with barbecue area, an indoor kids' club and an outdoor splash pool.
Around forty hotel services available on demand
This is where the Kempinski brand shows most clearly. The brochure lists roughly forty services, from concierge, valet parking and 24-hour security through to butler service. There are also less common offerings: childcare, pet care, car maintenance, grocery delivery, fresh flowers, a personal coach and even a notary service. Most are billed on demand, on top of service charges. Owners receive Titanium status in the Kempinski Discovery loyalty programme, a useful perk for those who already stay at the group's hotels.
Marina Walk 300 metres away, DXB airport 24 minutes out
The tower stands roughly 300 metres from Marina Walk, the 7-kilometre promenade lined with cafes and shops. Marina Beach is 2 kilometres away. By car, the brochure quotes 5 minutes to Dubai Marina Mall, 10 minutes to Ain Dubai and Skydive Dubai, 15 minutes to Palm Jumeirah and Mall of the Emirates. Dubai International Airport (DXB) is 30.7 kilometres away, roughly 24 minutes outside peak hours. The direct proximity to the marina's jetties will appeal to boat owners, or those who rent one out for the day.
Up against Six Senses, Vida and Rove in the same district
Dubai Marina now brings together several hotel-branded towers: Emaar's Vida, IRTH's Rove Home, Marriott's Autograph Collection, and Six Senses, which stands considerably taller. Kempinski positions itself above lifestyle brands such as Vida or Rove, on unit size and service level, without reaching Six Senses' height. Its point of difference lies mainly in the large duplexes and the sheer breadth of its service catalogue. In exchange, buyers should expect high service charges, which need to be factored into any rental yield calculation. With handover in 2029, the project will land on the market at roughly the same time as several direct competitors.
