A full floor of gardens capping four towers

Costa Mare groups more than 900 homes on Al Marjan Island, the man-made archipelago in Ras Al Khaimah that will host the UAE's first casino, run by Wynn. Ellington Properties has laid out four towers here: one reaches sixteen levels (fifteen livable floors plus two basement levels), while the other three rise to twenty residential floors. What sets the project apart is a landscaped deck that takes up an entire floor, placed on the twelfth level, freeing up bay views for every unit above it. The mix runs from one bedroom to four bedroom apartments, rounded out by beachfront villas and six bedroom penthouses. Handover is set for September 2029.

Ellington calls Costa Mare its most ambitious project in Ras Al Khaimah. The site plays on two contrasting backdrops: the waters of the Persian Gulf on one side, the rocky mountain range of the emirate on the other. The architecture leans on sustainable materials, natural ventilation and an orientation calculated with artificial intelligence to maximize light in every home. Floor to ceiling windows run throughout. Finishes can be customized, a signature move for this developer, which tends to focus more on interior detail than on sheer scale.

AI home systems and keyless entry

Every residence comes with a fairly deep layer of technology. Entry is keyless, charging points for electric vehicles are built in, and home systems are geared toward energy efficiency. An AI assisted concierge handles bookings for amenities and experiences, from dining events to transport services. The lobbies aim for a hotel style arrival, with triple height ceilings, natural stone floors and artwork throughout. Ellington frames these entrance halls as places to actually spend time, not just pass through, with communal tables and lounge style furniture.

Four pools and a gym facing the sea

The complex counts four pools built for different uses. There's a leisure pool at ground level, a temperature controlled indoor pool (heated in winter, cooled in summer), a family pool and a lap pool for swimmers set on the twelfth floor. That same level also holds a panoramic jogging track, a padel court and outdoor bikes. The gym looks out over the sea and offers virtual training programs. The wellness side runs deep too: a spa with dry and steam saunas, a therapeutic jacuzzi, couples' massage rooms, a yoga studio oriented for sunrise sessions, plus a beauty space and hair salon.

Direct access to a private beach

Costa Mare has its own stretch of waterfront. The private beach comes with loungers, and access to the water is direct from the complex, no detours needed. The clubhouse anchors social life with a lounge, a bar called Casino View, a floating platform for sunset views and a Sky View Lounge on the upper floors. A private cinema room with popcorn stations rounds things out, backed up by an outdoor cinema. Families get a beach village themed playground, a baby space and a teen zone stocked with consoles and arcade machines. Pets are covered too, with a dedicated park and a grooming spa.

Twelve minutes from Al Hamra Mall

Al Marjan Island keeps climbing upmarket as the Wynn project moves forward. From Costa Mare, Al Hamra Mall is a twelve minute drive, RAK Central thirteen minutes and the Royal Yacht Club twenty minutes. Sharjah International Airport is fifty minutes away, Dubai's airport an hour. Purchases are freehold, open to foreign buyers. The target buyer mix pairs expat families after a seaside second home with investors betting on the island's value climbing once the casino opens. Ellington, known for its Dubai track record, is bringing that experience to a market that's still finding its footing.
