A four-level infinity pool and a jetty reserved for residents

Playa Del Sol rises 14 residential floors above two basement levels and a ground floor. Ellington Properties is building the project on Al Marjan Island, Ras Al Khaimah's artificial archipelago that will house the UAE's first casino, run by Wynn Resorts. The unit mix spans studios through to a five-bedroom villa, alongside one, two and three-bedroom apartments, duplexes and four-bedroom penthouses. The facade keeps things minimal, with clean lines set against the Persian Gulf. Handover is scheduled for late 2028, on a freehold basis.

Four minutes from the future Wynn Resort

Location here is defined largely by what's next door. The Wynn Resort, due to open in 2027, sits a four-minute drive away. Al Hamra Mall is eight minutes out, RAK Central nine, and Al Hamra Golf Club ten. Ras Al Khaimah International Airport is roughly thirty minutes away, Sharjah Airport 45, and Dubai International an hour. This proximity to the Wynn complex sits at the core of the project's pitch, placing Playa Del Sol directly on the upscale tourism path the region is building around gaming and resorts.

A private jetty with yacht service

The ground floor leads down to a boardwalk that opens onto a jetty reserved for residents. A yacht service is planned there, something rarely seen on a building of this scale. The same level holds a sunken garden filled with greenery, with a water cascade running along the terraces. There's also a squash court, a spa with a treatment room, a lounge and a drop-off area. The villa has its own private entrance, kept separate from the building's common circulation.

A tiered pool on the first floor

The first floor carries most of the shared amenities. The infinity pool spreads across several levels, with a baja shelf, a water lounge, cabanas and a sun lounger deck. Next to it sit the clubhouse and its terrace, a dedicated teen club, a kids' pool and two play areas, one indoor and one outdoor. The fitness offering includes a gym (cardio, free weights, a technical zone), a yoga studio and an outdoor sports area. The yoga studio's sliding doors open straight onto the outdoors. A barbecue deck with a dining area rounds out the level.

Floor-to-ceiling windows and deep terraces

The homes are built around floor-to-ceiling windows and wide terraces that extend the interior living space outward. Living rooms have generous ceiling heights and stone-effect flooring. Ellington works with natural materials and high-end finishes, an approach the developer has applied to its projects since 2014. The signature residences, placed on the upper floors, come with larger layouts and open floor plans. The gulf-facing orientation brings in light from morning to evening, a point the brochure returns to more than once.

Ellington keeps building out Al Marjan Island

Playa Del Sol isn't Ellington's only bet on the island. The developer is also behind Costa Mare there, a four-tower development with more than 900 units. This repeated presence points to a clear strategy: backing Ras Al Khaimah's move upmarket as the Wynn arrives. The buyer profile targeted here blends waterfront-seeking residents, investors betting on high-end tourism, and boat owners drawn by the jetty. With handover set for late 2028, the timeline lines up with the casino's opening and the neighborhood's growth.
