Emaar plants three new towers facing the Arabian Sea

Address Residences Al Marjan Phase 2 groups towers four, five and six of a complex Emaar Properties is developing on Al Marjan Island, in Ras Al Khaimah. Each building rises from a ground floor and podium through 17 to 23 residential storeys, topped by a rooftop level. The phase totals 161 units, a measured volume that contrasts with the large-scale schemes typical of Dubai. The programme mixes 1 to 3 bedroom apartments, 2 and 3 bedroom townhouses and 4 bedroom penthouses, with every unit including a private terrace. Handover is set for end of 2028.

161 homes and only two penthouses

The breakdown of the mix shows a tightly targeted allocation. There are 68 one bedroom apartments, 46 two bedroom units and 32 three bedroom units, meaning most of the volume sits in the compact and mid sized categories. On top of that come 6 two bedroom townhouses and 7 three bedroom townhouses, duplex residences with private gardens aimed at families. At the top end, just 2 four bedroom penthouses cap the offering, making them the scarcest units in the programme. Sizes range from 811 square feet for a one bedroom up to nearly 2,900 square feet for a penthouse. Apartments open onto panoramic balconies, and interiors favour muted, understated tones.

Over 600 metres of beachfront

The complex sits on View Island, the central piece of the four islands that make up Al Marjan Island. Its main draw is the stretch of beach: over 600 metres of beachfront give residents direct sand access and open views across the Arabian Sea. A promenade runs along the coast for walking and jogging. Restaurants and the island's town centre sit close by, cutting down the need for a car in daily life. A ten minute drive reaches schools, nurseries, supermarkets, medical centres, Al Hamra Golf Club and Al Hamra Mall.

Infinity pool, padel and a spa centre

The amenities follow the standard set by Address residences. An infinity pool opens onto the sea, extended by a pool deck. The programme includes a modern gym, a yoga studio, multi-sport courts and a padel court, a sport growing fast across Gulf residences. Water sports fans get kayaking and beach volleyball on the sand. A spa centre with treatment rooms rounds out the offering, alongside a children's play area and extensive landscaped grounds. Residents also gain access to hotel services from the Address Hotels + Resorts brand.

80/20 payment plan tied to construction

The payment structure runs on ten instalments of 10% each. The first payment is due at booking, and the following instalments trigger at construction milestones: 10%, 20%, 40%, 60%, 80% and then 100% of works completed. The ninth instalment falls due at completion of construction, and the final one at handover. Buyers therefore pay 80% during construction and settle the remaining balance at handover, a standard Emaar structure but a clear one, tied to verifiable milestones. This phasing keeps exposure limited as long as the build progresses on schedule.

Emaar pushes into Ras Al Khaimah

Emaar has delivered more than 92,000 homes since 2002, including the Burj Khalifa and the Dubai Mall. The developer posted revenue of AED 24.9 billion in 2022. Address Al Marjan marks its move beyond the Dubai market alone into Ras Al Khaimah, an emirate gaining ground as a tourism destination. The choice of Al Marjan Island is no accident: the archipelago will host the first casino in the UAE, a factor already fuelling real estate activity among neighbouring developers. For a buyer, the case rests on getting in early on an area still taking shape, backed by a developer with a substantial track record.
