About this project
Two identical towers on one base: GFS doubles down in International City
Coventry Twins pairs two strictly identical towers rising from a shared ground floor and two shared podium levels, each topped by 8 residential storeys. The unit mix is limited to two formats, studios and one-bedroom apartments, alongside retail units at the base of the buildings. GFS Developments is targeting handover on 30 March 2028, on a freehold basis. The choice to build twin towers isn't just about looks. By sharing the base, the developer consolidates parking, lobby and amenities on one footprint while spreading the units across two slimmer volumes that get more natural light. For International City, a district known for its low, uniform blocks, this layout stands out as a clear variation on the norm.
A shared three-level podium
The structure follows a simple stack: ground floor, two podium levels, then eight residential floors per tower. The lower levels house parking, the lobby and the retail space. The brochure shows a first-floor plan where the two wings mirror each other, each with its own separate lift core. Above that, the facade plays with a grid of vertical and horizontal lines, plenty of glazing and balconies enclosed by clear glass railings rather than solid parapets. That last detail matters day to day, since glass railings let more light reach the living rooms than a solid wall would. Interiors are described in light tones, though the developer hasn't yet detailed the specific material finishes.
Six one-bedroom layouts in the brochure
The official documentation lists six distinct floor plans for the one-bedroom apartment, labelled Type A through Type F. That's a wider spread than what you'd typically find in a building this size. It likely reflects different positions within the floor plate: corner units, long facade units, central units. For buyers, this means comparing orientation, living room depth and balcony size carefully, since two one-bedroom units in the same project can end up renting at different levels. Studios round out the offering and target an even more transient tenant base. The absence of two or three-bedroom units clearly rules out settled families as a target market.
Two pools, a bar and a sports court
The amenity list goes beyond what you'd expect from an eight-storey building. There's an adults-only pool and a separate pool for children, which avoids the usage conflicts that often crop up on smaller pool decks. A shared jacuzzi, a pool lounge and rest areas round out the terrace. An outdoor bar is unusual for a building of this scale and points the whole project toward a young professional crowd. A shared gym, a play area and a sports court complete the list. What still needs checking, once final plans are released, is how much space each of these amenities actually gets on the podium.
International City, a market built on volume and modest rents
International City remains one of Dubai's most affordable areas by rent, with strong rental demand driven by workers in trade and logistics. The district sits next to Dragon Mart, the large retail hub focused on Chinese goods, and is close to Dubai Silicon Oasis. Access runs through Sheikh Mohammed Bin Zayed Road and Al Awir Road, putting DXB airport and Ras Al Khor within easy driving distance. The future Blue Line metro extension, announced by the RTA, is set to serve the area, though its timeline is still unconfirmed. Against that backdrop, new studios and one-bedroom units with a pool stand out from an older housing stock that often lacks amenities.
GFS expands its Coventry lineup
Coventry Twins joins an already long line of GFS Developments projects under the same brand, spread across Dubai Industrial City, Dubai South, Dubailand and International City. The developer has already launched Coventry 2 there, a 15-storey tower in the Warsan 4 area. Its approach stays consistent: compact buildings, small unit types and an amenity list that's generous for the segment. That repetition has an upside, since investors can track how the developer's earlier projects have progressed before committing to a new one. It also calls for some caution around internal competition, with several Coventry projects chasing the same tenant pool. The 30 March 2028 date will serve as a test of GFS's ability to keep multiple sites running to schedule at once.
