Ajman Creek Tower 3

About this project

Seven units in ten will be one-bedrooms: the third Creek Tower is built for the small-scale investor

Out of the 1,775 apartments announced for the Ajman Creek Towers complex, 1,275 are one-bedrooms. That's 72% of the whole scheme, against 400 two-bedrooms and just 100 three-bedrooms. Ajman Creek Tower 3, the third of five towers GJ Properties is building along the Al Rashidiya 1 canal, follows this same split. It holds 25 residential floors sitting on a shared five-level podium and the ground floor common to the whole complex. The developer is adding retail space on top of that. For a buyer, the real question isn't so much the product itself as the sheer volume: how will a one-bedroom unit hold its resale or rental value once more than a thousand near-identical units hit the same site?

1,275 one-bedrooms out of 1,775 units

The one-bedroom apartments here are no disguised studios. The spec sheet lists sizes between 1,080 and 1,212 square feet, roughly 100 to 113 m², a generous size for Ajman. Two-bedrooms range from 147 to 153 m², a tight bracket that suggests a near-single floor plan across the board. Three-bedrooms jump up in scale, from 257 to 319 m², and stay rare at just 100 units across all five towers. This deliberate imbalance puts the project firmly in rental-investment territory rather than family-home territory. It also exposes owners to stiff internal competition once units hit the rental market.

Q4 2026 on the brochure, late 2027 on the fact sheet

The documents don't agree on timing. The complex's sales brochure lists handover for the fourth quarter of 2026. The project data for Tower 3 specifically points to a completion date of December 31, 2027. The gap is likely down to tower-by-tower phasing, with the shared podium needing to be finished before the upper floors go up. Buyers should check the date written into their Sale and Purchase Agreement (SPA), since that's what triggers the post-handover payment schedule.

40% before the keys, 60% spread over seven years

The payment plan is the complex's real commercial twist. Buyers pay 40% of the price during construction, then the remaining 60% over seven years after handover. In practice, most of what's owed to the developer runs on while the unit can already be rented out. Reservation requires a 10% deposit on the unit's value, paid by card or cheque. Those funds then go through an escrow account, and registering the unit produces an initial sale contract in the buyer's name, with the Land Department's administrative fees falling on the buyer. The flip side is straightforward: seven years of debt to the developer also means seven years tied to its financial health.

Sauna, steam room and two separate pools

The podium holds the amenities shared across all five towers. There's an adults' pool kept separate from the children's pool, and the brochure also mentions an infinity pool. The wellness section includes a sauna, a steam room and an indoor gym, backed up by an outdoor fitness area. Outside, jogging tracks, pedestrian walkways, a shared lawn and a barbecue area sit on top of the podium. Restaurants, cafés and shops at ground level are meant to give the site a life of its own, a useful addition in a district that's still mostly residential. Apartments are advertised with fitted kitchens and smart-home features.

Between the canal and the roads toward Sharjah

Al Rashidiya 1 sits in the north of the city, right next to the border with Sharjah. Al Hamidiya Park and Ajman Beach are both under ten minutes away by car. Ajman City Centre, Ajman University and the Al Zorah nature reserve are ten to twenty minutes out. Sharjah International Airport and Dubai International Airport are twenty to thirty minutes away according to the developer, with Downtown Dubai a bit further still. These drive times assume smooth traffic on the roads to Dubai, which rarely holds true during rush hour.

GJ Properties keeps building across Al Rashidiya

The developer claims a decade of completed projects in Ajman and the Northern Emirates. In the same district it's also developing the Barajeel towers, and elsewhere in the emirate, Al Aamra 1 Tower, Bluebell Residence and Al Ameera Village. This concentration gives it a close read on the local market. It also means several of its own projects will be competing for the same tenants by 2028. For investors, tracking the actual progress of Tower 1 and Tower 2 will be the best gauge of whether Tower 3 stays on schedule.
