About this project

A wind-tower motif reworked, 36 levels above Al Rashidiya 1

Thirty floors of apartments sitting on five podium levels plus a ground floor: that's the footprint of Barajeel Tower B, the second tower in the Barajeel Towers complex that GJ Properties is building in Ajman. Handover is set for December 2028. The developer has leaned into a distinctly local architectural language, that of the barajeel, the wind towers that once ventilated homes across the Gulf. The unit mix stays narrow, one and two-bedroom apartments only, sold freehold. For an investor, the real question isn't the concept itself but the location. Al Rashidiya 1 is an established residential district close to the Sharjah border, not an untested patch on the city's edge.

Traditional barajeel as the blueprint for the facade

The project's name isn't just a marketing nod. The facades pick up the sandy tones of the region's older buildings and pair them with large glazed surfaces. Vertical elements echo the silhouette of wind towers without copying them outright. That choice sets the tower apart from the generic glass blocks that dominate Ajman's recent pipeline. There's a practical side to it too: in a climate where sun exposure drives up cooling bills, light-coloured facades reflect more heat than dark cladding would. It remains to be seen, once detailed plans are released, how the panoramic glazing on the west-facing side is shielded.

Five podium levels before the first apartment

How the volumes are stacked says a lot about how the building will actually function. The five-level podium houses covered parking, ground-floor retail and part of the shared amenities. Residential units only start above that, keeping apartments away from street noise and opening up views from the lower floors onward. Lifts are advertised as high-speed, a detail that genuinely matters in a 36-level tower. The height puts Barajeel Tower B above much of the surrounding Al Rashidiya stock, which is often capped around fifteen storeys. Private balconies benefit directly from that gap.

One and two bedrooms, nothing more

The developer isn't offering studios or larger family layouts. That's a deliberate bet on a specific rental market: professionals working in Sharjah or Dubai looking for cheaper rent, plus young couples. Interiors emphasise high ceilings, built-in storage and large windows. The narrow unit mix also simplifies resale, since these two typologies are the most liquid segments of the Ajman market. On the flip side, a family with two children will find the two-bedroom layout tight fairly quickly. The available brochure doesn't yet break down unit sizes, a figure worth getting before putting down a reservation.

Sauna, steam room and a pool deck on the amenity list

The amenities go beyond what's standard for this price segment. There's a sauna and a steam room, rarely found in mid-tier Ajman towers, alongside a shared gym. The pool sits within a pool deck with lounging areas, closer in feel to a hotel residence than a standard apartment block. For families, a children's play area and landscaped gardens take up part of the outdoor space, with stated access to a park. Round-the-clock security with CCTV, a lobby and high-speed internet round out the package. These services will show up in service charges, a figure worth building into any net yield calculation.

Twenty minutes from Sharjah Airport

Ajman City Centre and Ajman Academy are roughly a 10-minute drive away. Ajman University, the International School of Choueifat, Safeer Mall and Al Hamriyah beach are all listed at 15 minutes. Sharjah International Airport is 20 minutes away, and Dubai's airport around 30 minutes outside peak hours. That last figure deserves some caution: the route into Dubai runs through Sharjah's congested main roads, and actual morning and evening travel times often run well above that estimate. Even so, proximity to the university and international schools supports steady rental demand that isn't purely commuter-driven.

GJ Properties keeps building towers across Ajman

GJ Properties focuses its activity on the emirate, with several projects underway including Bluebell Residence in Al Amerah. Barajeel Tower B follows a clear phasing plan: Tower A opens the complex, and Tower B follows with handover fixed for 1 December 2028. This staggered approach lets buyers track progress on the first building before committing to the second. Buyers should check the project's escrow account with Ajman's land authority. It's also worth tracking construction milestones on Tower A, the best available indicator of whether the announced timeline will hold.

Al Rashidiya 1

Straddling the boundary between Ajman and Sharjah, Al Rashidiya 1 is one of the most established residential pockets in Ajman. This sub-community of the wider Al Rashidiya district is known for its mid-rise apartment buildings, its creek-front setting and its short hop to Ajman Free Zone. For tenants and buyers searching for apartments in Al Rashidiya 1, it pairs everyday convenience with some of the most accessible prices in the UAE.
